Do you think the new LHA scheme will be better for landlords than the previous housing benefit scheme that was in place ?????
If so why ?
If not ?
Alot of landlords didnt like to take on tennants who were in reciept of dss for various reasons do you think it will encourage more to give people on benefits a chance ?
I think the ammount paid for Lha are far better than HB prices !!
I currently live in a 3bd house s2 there are 5 of us at the moment living here i get £332.00 p/m in HB if i were to change tennancys to a property accross the street or even next door i would recieve £520.00 p/m.
I dont choose to be on benefits i have worked from the age of 15 up until having my daughter whos now 3 if it wasnt for her illness i would have started work again straight away yet i struggle to find a landord willing to let a property to me because im on benefits .Im sure theres many more in my situation who feel the same !

Im in the same situation finding it hard for a landlord to take me on because im on benefits too mainly cos my son is disabled so its not feasible for me to go and find work, much as i would love to my little boy needs me more.

I dont know anything about the LHA scheme its the first ive heard of it, i actually viewed a house today that is taking on dss and was surprised at how nice it was, I do wish we had a lot more choice of houses to rent though as most estate agents etc are shying away from the fact that we are on benefits, it doesnt make us bad people.

Im not sure how landlords will treat the new local housing allowance.
I think they might still steer clear because local housing allowance is paid directly to the tenant and you cant ask for it to be paid to the landlord unlike before. There are limited circumstances when it can be paid to the landlord. Some landlords like to have paid direct to them even though there is responsibilities on them.

I agree the figures for lots of areas seem to be above what they are paid now - for example at the moment in Hillsborough a 3 bed max HB you get is £450 per month, just challenged and got £475 but the new local housing allowance is £520 per month.

I personally think that landlords are missing out on a trick renting to people claiming benefits. I think very often people on housing benefit generally dont move on as quick as people who are working. Also, the new local housing allowance rates are much clearer and a landlord can check if a prospective tenant would get enough to cover the rent.
