View Full Version : How do I successfully rent out a house?

I seem to be having problems renting out my house.

I tried Rotherham estate agents:

Agent A - Turned up, was very thorough, wanted nearly £300 to take me onto their books and then 13% of rental income. I could handle the steep 13% but didn't pursue it cos of the £300.

Agent B - Didn't turn up. When phoned it seemed that he didn't have a car, but didn't think to ring to tell us that he wasn't coming.

Agent C - Came and picked fault with anything and everything eg living room doors have glass panels, so I'd have to replace them in case an accident occurred. (The doors have been in place for years and years with no accident). A small piece of skirting board is missing in the kitchen and he was highly critical. He then said that he only deals with lower end of the market houses and mine is above that so refused to take me on!

Rotherham Advertiser - I placed an advert. Several calls (many from the same woman who kept forgetting the name of the road the house is on). A couple of appointments booked but neither showed up.

Sheffield Forum - Advert has been running for a while, no takers.
There's a Rotherham Forum but it doesn't seem to have many members so I've not bothered there.

Does anyone have any suggestions?

Maybe ask Caron (2roost) if they can market it for you?

It had crossed my mind but there are only six properties up for rent on that site at the moment, all of them are flats in Sheffield. This is a semi in Rotherham. Different market, plus, with just six flats on the books I don't want to splash out £50 to put the house on the site if the site is either just dedicated to flats in Sheffield or still relatively unknown. No offence Caron, if you read this.

You really do need to take photos of the place and have a website made up.

A picture is worth a thousand words.

I think you might have a better success advertising on here if you did that.

Have you tried putting an advert in a local supermarket or newsagents?

we used http://sheffield.freeexchange.co.uk/ when we rented out our house, put the advert on and had around 20 calls that week, one decided to take it but changed their mind. But it was only another couple of weeks before someone did move in.

We're self managing the project ourselves and pocketing the profit rather than give it to an agent. Paperwork can be bought from WHSmiths for around a tenner which you just fill in the blanks. Other paperwork can be bought such as evicition papers etc as well.

Good luck, someone is out there who will really be interested.

I tried the free exchange a couple of months ago. Not a single call. :(
