hello.

I have a feeling I may need to rent a private house in the future. I have always had a mortgage but thats soon to change.

I want to be in Rotherham or Sheffield. I need one that doesnt do credit checks (I heard some people use agencies who credit check for private landlords)

And most importnantly I need a landlord who allows 2 dogs and 4 cats.

Try let wells they're based in barnsley but i did rent off them with my partner at birley in sheffield.

They're pretty good & worth a try!:)

I would imagine all agencies do credit checks - thats the main reason a landlord employs an agency. And what have you got against a credit check?

Some landlords may be ok with your animals, but they may ask for a larger deposit to cover damages/cleaning costs. As for the credit checks, you will be hard pushed to find an agency that will not do this. Would you be in a position to provide a guarantor maybe?

work on 1 1/2 times the usual deposit to allow for the pets. If you don't want credit checks, try to deal direct with a landlord (not through an agent) - cheaper that way too.

we rent and have 1 dog and 1 cat, but 2 dogs and 4 cats is a BIG ask. I doubt you would get furnished with 4 cats - best to go for unfurnished and let the cats use your sofa as a scratching post.

don't worry if the ad says no pets - anything can be negotiated

Hi DG. I moved from a housing association flat to a private rented house with my ex in November 2006. I was extremely worried as I had unpaid credit card debts totalling £3000 from a few years ago. Before anyone says I should have paid debts before moving- just to let you know me and my ex were subject to a homophobic attack by a group of asian youths and were advised by police to move out of the old area.

It got to the stage where I believed my partner would leave me if I failed the checks by agency. As it was we passed them all and got our house. I beleieve they checked out where we worked, our previous address etc. I don't think they are interested as such in debts, more to verify where you live. If there was, there would be no chance in hell I got to move.

Also my debts are now being paid off.. slowly but surely

sorry to hear that, have you tried other avenues? debt advice agencies etc?

edit . couldnt you declair bankruptcy and keep your house?

We have a mortgage on our house so they are going to take that.

I wouldn't rule out agencies altogether. Although most of them do credit checks (or charge you for the cost of one), if you are up front with them, there may be a way around them. Some offer the option of a guarantor. I was worried about credit checks too as my credit rating is not perfect, however my letting agent (Belvoir) offered me the chance of a guarantor. I argued that my income is substantial and can offer references and they let me take the property without a guarantor.

If you can get a private landlord though, it is cheaper as bonds tend to be lower and they don't charge you £100 for 'lease preparation' (changing the names in a template).

they dont give full market value, but it might make life easier? and i think they are pretty quick too..

Wouldnt bother with this option. They offer you a low valuation, give you a six month tenancy and then turf you out, if they dont have it repossessed for not paying their mortgage on your home.

agreed. They are more like vultures than charities.
