Does anybody have a rough idea what I could expect to pay to have a two up two down and attic room terrace re-roofed? and also how much do you think a gable wall thats bowing in the middle would cost to repair, I am not sure if the wall is brick or stone as there is rendering covering it but I am sure its somthing to do with brick ties.
Any suggestions would be greatly appreciated. We have found our dream home but it seems to need bit of t.l.c, I would like to have a rough idea what to knock off the asking price for repairs

me fella is an experienced ex-roofer and he ses the roof shudnt cost more than £2300 for labour and materials.
dependent on the size of the gable wall and the severity of the bow it could turn out quite expensive.
p.s pm if u need the number for a good roofer. my fellas grandad has a roofing business with 50 years experience.
Thankyou, thats not quite as expensive as I thought so thats not too bad at all, may p.m you for that number if all go's well.
It all depends on whats causing the wall to bulge.. Heres hoping that its just a simple case of re ties. If the walls are stone under the rendering would that make a difference as to wether ties were used?

he doesnt think it would make a difference if the wall were stone or brick, but he also ses its unlikely that its stone neway.
he's an expert on roofs but not on walls, lol
have you had a serveyor out? they could probably tell you more about the wall?

I am no expert, but that price for a complete re-roofing sounds cheap to me. (not a bad thing!)
Are we just talking replacing tiles/slates? or complete re-felting, new battens, soffits/fascias etc. in addition?

Firstly dont forget thats for a terraced house, that price involves stripping down to spars, re-felt, new latts, duracem slates, which are the best avaliable for a long lasting roof, new ridge and pointing of gables, new lead flashings on chimney and removal of waste. Fascias, gutters and soffets would be an extra, to replace and renew all three roughly £400 extra.
Its a long running family business so u dont get over quoted like a lot of big buisnesses.
