View Full Version : Are we being ripped off?
Hoppocrates 23-04-2008, 22:27 Just got a funny feeling I along with a couple of friends could be about to be ripped off for a flat. We are going to pay £65 each a week(3 of us) so £195 a week for a 2 bedroom flat(the lounge will be used as 3rd bedroom). The flat has large rooms, 2 bathrooms, a tiny but nice kitchen and a good balcony. It is a Royal Plaza flat and so the location is good but I just have a sense that it is a bit expensive.
Water and management charges are included, we just need to pay electricity/council tax(but we're students so no need).
Oh and the flat is furnished(to a reasonable standard) and floors are laminate and decoration is pretty good.
Just wanted opinions on what kind of value this is.
sounds good value to me may not be so in six months way things are going

Spend an hour or so on Saxton Mee and Blundells letting sites and see if its good or not
Also bear in mind the rental market is sluggish and all prices advertised will be negotiable
And as the other poster said I suspect any rent will be less in 6-12 months as investers/parasites <joke> try to either off load their properties or cover their short term costs any way they can.
Naturally the next poster here will tell you how great the market actually is and that rents are going to rise

PS I see Blundells have 2 beds at Royal Plaza with parking for 800 a month, less the usual discount so 700-750, why not just phone them up and see how much they would actually knock off the rent, all it takes is the price of a phone call - youll soon see the state of the rental market, please let us know

Offer them 650 total! Water is not much. I bet the L will be desperate. You're paying 845 per calender month - thats a lot for a flat with no lounge
lyndsayx 25-04-2008, 09:29 Agreed, it is still essentially a two bedroom flat. You could get a really nice house for that price, have a search on rightmove for a bit and you'll see what you can get for your money :)

I wouldn't say that was expensive if you had a living room. But like others have said you could get a decent student house for that. Keep looking or negotiate a lower price.

We (I'd rather not say publicly who 'we' are, pm me if you're interested) currently have *checks* 17 two bed properties in and around the city centre, with prices down to £495 for the whole flat. Between three of you that would be £165 per month each. A lot less. Look around, you can get a lot more for your money.
Also, the slow down in the mortgage market is having an effect on rentals, so it is well worth entering into negotiations. Ask for £50 per month less (overall), you might not get it, but it's worth asking.

What's the 'usual discount'? I wasn't aware the market was slow, we've just applied for a Blundells house for £595 and have been struggling to find somewhere as there seem to be a shortage of houses available. Plenty of flats mind. I didn't think we'd stand a chance of negotiating rent as several other people looked round and seemed interested.
I rent a 1 bed flat in the city center, decorated tastefully and has a good size lounge & bedroom and parking. I pay 390£. I found the property on gum tree and didnt have to go through a estate agent to sort mine, that saved me the letting fee as well.
You might find some good ones on gum tree, hmm, am having trouble posting the link.Google for gum tree !
Hoppocrates 25-04-2008, 17:21 Thanks everyone for the replies. The rental was though a friend so I thought it would be reasonable but then I got a bit suspicious it wasn't as good as he made out. After looking around it does seem a bit pricey but I was unsure whether the included management charge and water made it an ok deal. I'll keep having a look at the internet, I'm not too badly off got some time and hopefully I'll get a payrise before then too.

These are the expensive versions of West One. The bedrooms are generally 6 metre by 6 metre.

Hoppocrates 25-04-2008, 20:38 We are renting it for 10.5 months but only because it isn't available until the middle of August otherwise it would have been a year. At the moment I'm neither here nor there about the extra 1.5months, if I could have it and therefore had to pay for it I would, but if I can't I can take the money and do something else. I'm lucky I can be fairly flexible.
The rooms are large but I have seen other Royal Plaza flats got for just under £800 like £795 advertised including a car parking space which we don't get.
There you go then. It's a student let, in which case it's competitive.

Both. You are (financially as a student, not individually) a bad risk and you aren't renting for long enough for the landlord to make it worth his while. Plus, some landlords see students as an easy touch. :)

There is some truth in this

Just because youre a student doesnt mean you should tolerate being ripped off
Take any advice you get from people who make money as landlords with a pinch of salt :)
