ROOFTOPPER

Dear Dusan
I work for a large roofing firm in Sheffield and wasnt suprised to find a post having problems this site. I looked at buying on here a couple of years ago but decided to stay put as i wasnt impressed with the build quality. Since then i have repaired quite a few of the roofs on this site as my uncle used to live on the original phase and it saved people their insurance excess. Some of your points are valid, however you will always get shrinkage cracks in mortar on new properties as the weather dictates how fast the mortar will dry out. If Bellways are anything like the companies i work for the scaffold is usually dropped the day after i finish. It may take weeks or months for cracks to appear and to be honest there is no way to stop this. It isnt actually detrimental to your roof but just looks worse than it is.
When i have repaired these roofs i have never really found a problem with the workmanship apart from as you say some of the ridge not being mechanically fixed, I know the company that did these roofs and to be honest they have a very good reputation, one of their ex employees actually works with me. The roofing contractor has at least used verge clips on the verge and tried to fix down the end ridge (this was always classed as mechanically fixing ridge in the old days and if the mortar was a good standard used to work most of the time and lots of roofers still do this) Im not saying it right but its better than nothing. I dont understand picture 15,you say no ridge battern just 2 stronger tile batterns, to be honest this is what roofers used to nail the ridge to. you wouldn't see the batterns as they would be on the other side of the felt.
The mortar has usually been of a good standard on these roofs (grit sand and cement) i know this because its a pain to clean off for re-bedding new ridge back on,my only concern would be as to why in quite an exposed area that the builder didnt insist on mechanical dry fix ridge which is the norm in lots of exposed areas and i know for a fact that Bellway have used it on some houses near myself.
Apart from the end ridge tile missing from your property what other problems are wrong with your roof as this seems a lot of work for a ridge that would cost £10 to replace.
Has the original roofer been back to fix your roof yet? . If not give me a shout and i will see what i can do.
