I wish to build an extension - 2 storey garage/bedroom. Is it true that I will need enough drive space in front of the garage to be able to leave the car whilst I close the garage, without the vehicle being parked partly on the pavement. {does this make sense!}

If I build my extension in line with the front of the house, there is only about 2 metres from the front of the garage to the pavement - does this mean I cannot have a garage?

1) AFAIK As long as a door doesn't open directly onto a public thoroughfare there shouldn't be a problem.

2) Ask the local planning office, they are the ones that know. Treat "the man in the pub", and "the man on the forum" with great suspicion, it can be a load of... ...well, you get the idea.

3) "2" takes precedence over "1" above.

Garages generally don't need planning permission providing they are under a certain size stipulated by your local council and not attached to the house.

Whatever you decide to do, hold a neighbourhood meeting or go round to each of your neighbours in turn. It makes such a difference to their concerns if you speak to them directly with your plans rather than them having to read it on a street lamp or in the newspaper.

We did this with our recent building work (extension and large garage on the back garden) and the neighbours really appreciated it.

I would suspect it could be quite a hazard having your car parked on the drive with a quarter of it overhanging the pavement.

Could you pave all your front garden - widen the drive access and park the car on at an angle??

I've seen a lot of properties with small front gardens do this with or without garages!!

Just an idea!!

Could you not just get an electric garage door? You could open it with the remote before pulling into your drive so your car would never be parked on the pavement

unfortunately most extensions garages or permanant constructions require planning consent, where i live you even need a permit to have a skip outside your house.legally your breaking the law if you cause an obstruction on the footpath or if two wheels of your vehicle are off the road i.e on the kerb.
usually u would only leave the car for a few moments but it's best to check with the neighbours 'cos thy will be the ones to complain.

No. Most simple garages do NOT need planning consent.
Provided that they are more than 5m from the house, less than 30sq metres, more than 1 metre from a boundary, are built of non-combustible material, are single storey and contain no sleeping accommodation.

However, the garage of two stories and sleeping accommodation most certainly DOES need planning approval.

The electric door suggestion is the best.

However, I really would take advice from the Planning Dpt. You appear to be more in danger of contravening Highways recommendations for visibility.

If your new garage is fitted with a roller type door,you will be able to pull into your drive,assuming you own a smart car!
