Has anyone recently had their house rewired ?

How much does it cost for a three bedroom semi ?

And can you recomend any Electricians?

Help would be much appreciated.

are you sure it needs a re wire ?
might get away with a new board and test ?

get a few people in and a few quotes, you will soon find different people offer different things and the prices will differ massively.

if it is a re-wire you need.....
dont go for the cheapest and ask what materials are being used,
quality board,
quality switch gear,

17th edition comes in july so the regulations all change, i would ask to be brought up to spec for the extra safety, there will be an added cost but well worth the expense.
smoke detectors should be in the quote, min x 2. and interlinked.

We have been told it does and we have had one quote so far but we have nothing to
compair it to. That quote included smoke detectors and house alarm and it came in at £4000.

to be honest that is a correct price for the work involved. but there are a lot of people going in at crazy prices at the min as low as £1500.00. due to the lack of work around there is a real difference in quotes and people are buying work.
i would say you should be looking for around 2.5k up to 3k for a quality job using quality materials and expect to get a good safe installation with all the correct certification.

example for you : a friend of mine Craig was called to a fault this week were someone fitted a new consumer board in a property, after a quick look at the work it was noted that there was no earth to the property and the 16mm earth was pushed behind the fuse board so too look like connected.

it was an easy fix it just needed an earth rod in the ground but could of been costly as the earth is the safety to the property. :(

this is what you should be wary of an idiot coming in with no idea what he is doing and quoting peanuts just to get the work.

I had some quotes done recently for adding a whole bunch of plug sockets whilst the the house was being gutted and another quote for a complete rewire. 1.5K-2K for adding the plugs and then a couple of the guys quoted another 2K on top for the rewire. The 3rd chap [who I used] pointed out as the plugs I was having added effectively replaced the existing plugs, so by simply not using the old plugs it was effectively a rewire anyway and only charged then for the new fusebox on top of the sockets I wanted. [Didn't need lights redoing].

hi everyone,

We just had our 3 bedrooms terrace house complety rewired by a london based company called safe circuit ltd. They charged us £ a total of £2700. including VAT. They were very professional and we decided to go with them although we had cheaper quotes from some other guys. You can get an estimate from their website at safecircuit.co.uk

Hi All,
With the introduction of the new Home Information Packs it is very important that you do get a fully registered and approved Electrician to carry out the rewiring. You will need a certificate for a HIP to sell the property in the future to confirm that the installation as been tested and conforms to the current regulations.
A good guide to work out a price for a rewire is add up all the number points to be done, i.e number of sockets and number of lights and allow a cost of £60 - £70 per point + Vat.

Some guy always advertises in Grapevine and quotes 3k for a typical semi detached re-wire

i have seen loads go in at 1800 and even less...... scarey .. and the work quality is even scarier you have to see it to believe it ..

My brother in-law is an electician who I work with renovating property (buy and selling) as our main income. We have now just finished a house and have it on the market so we have an overlap with no work.
