I am looking for sites that show private landlords that are renting properties in sheffield.
We can not rent from an agent and desperatly need private landlords asap.
Because of the dog(s) and smoking?
we cant/WONT rent from an agent
little_miss 10-03-2005, 11:18 I am in the same situation, I am looking to find a private landlord to rent a property from in May. I have had a nightmare dealing with various letting agents in Sheffield whose customer service has been horrific!
Can anyone suggest where it is possible to get a list of contact details for private landlords? I have tried posting details for my requirements in the 'Properties Wanted' section but haven't had much of a response.
Any help would be greatly appreciated!

I asked for a show round recently from a letting agent. Before agreeing to meet and show they asked me for:
- 4 months of wageslips
- reference of permanent position and wages from employer
- passport or driving license
- two other forms of id
And that was for a show round.
I said to the lady "for a showround?" she said very abruptly "yes in this day and age you need it".
I asked her when she would like me available for a DNA sample. Cheeky cow then put phone down on me!

She is the representative of that company. It is up to the company really. I know I wouldnt use them as a letting agent. For information, I will name and shame it was Hills in Rotherham.
Perhaps you should file an official complaint against them?
next time you go into an agent and they ask you for a load of proof, ask THEM for letters from grateful tenants/landlords to prove they know what they are doing.
Should be good for a laugh anyway!!

Funnily enough I had arranged for someone from Hills to come out to meet me at the house I want to rent out on Monday, they called to cancel shortly before hand as the manager, who was going to come, didn't have a car and would call back to rearrange! He said he'd been without a car for a few days....and didn't call back! Very poor.
I am now going to rent it out privately, advert is in 'Accommodation Available' section and in the Rotherham Advertiser at the weekend.
I am sorry you have not got anything yet - It is unfortunate but because we have recently redecorated and recarpeted the house - we prefer to have tenants without pets and non-smokers. Also - as private landlords, we work pretty much the same as agents in that we require financial history to assure us that a tenant can afford the rent and bills etc (as you know!) - I hope you find something soon - Have you tried applying for a council property or with a local housing association?
Good luck with everything - I am sure something will turn up.
going to a pribate landlord is meant to be less stressdul than an agent!
so that means not having to give details about the last time you went to the loo etc lol

I dont think the issue is about requiring financial background etc if someone decides to take up a tenancy with you. I think the problem is having to provide this and much more just to have a show round. If you then feel you like the property and wish to proceed then yeah by all means. But if you advertise the rent before hand.
Look in the Sheffield Property Guide in The Telegraph for private rentals
Most Private Lanlords are going to do the same checks as the agents, but will not charge you as much.( after they show you round) and will do them quicker.
If you have all the info you need ready for your private Landlord when they show you round, you will be in a better position, its hard to find nice places and private landlords fill properties much quicker than Letting Agents.
Past references help too
Private landlords let properies quicker because they have a BETTER more pleasant attitude & they DONT wanna know the ins & outs of a ducks arse lol
Smack Jack 02-08-2008, 11:37 Well my story goes that I bought in to the whole luxury city apartment thing and ended up renting one through an agent. Luxury city living turned out to be not so good (as the whole block stinks of cannabis, I have 24 hour party people living on every side, the rubbish hasn't been cleared for 5 weeks and now the lift has been graffiti'd). My agents are thoroughly rubbish and do nothing to help me - and in fact now laugh at me when I call to try and get things sorted (even unrelated to that like the heaters that don't work). In four weeks my tenancy is up and I shall vote with my feet and find a new home. Trouble is everything seems to be through an agent and I can't find anything good privately. Is there anywhere private landlords advertise? Property today isn't turning up much, as aren't Right Move and Artful Lodger?
pete_jim 02-08-2008, 11:53 Nether Edge Post Office often has a number of flats/rooms to let on a private basis advertising on the cards in their window. Check out the shop windows around where you want to live.
Try looking in the private ads of the Sheffield Telegraph's property paper? Or gumtree.co.uk? Or just typing '2-bed apartment Sheffield' or whatever in Google?
Must be said though, any private landlord with any sense is going to ask for references etc, and will want tenants who aren't going to restrict the opportunity to let to future tenants (nb smoking, pets etc).

JB-Property 03-08-2008, 08:28 I believe there is a list held somewhere at the Council (maybe the property shop) that has details of private landlords that are members of the Sheffield City Council's 'Responsible Landlord Scheme'. I know a couple of landlords I work for who have mentioned it so it might be worth a try. If not try a wanted post on the forum or some of the available posts on here a lot of them seem to be from private landlords

We don't like estate agents either, due to most of them thinking people have to earn over £1000 a month to be able to rent somewhere! Even if the place is only £300 a month! I'd love to know what they eat to spend over £1000 a month living!
Gumtree seems to have lots of private landlords advertising their properties. :)

Its not unreasonable for a landlord to expect that you would be in full time employment and earning little more than the n.m.w. I also doubt that there are many private rented properties to let a £300 a month.
There are some that are around £350 actually. Last year we applied for a 1 bedroom flat which was £400 a month I think, and it had free heating I think... or free something, so the bills wouldn't be much anyway, yet the estate agent said we couldn't have it as my husband didn't earn over £1000 a month, and coz I was living in Essex at the time I wasn't in employment.
So then we offered to pay 6 months rent up front in advance to prove we could pay it, but the landlord said no.
So we found a private landlord and they were fine with us paying it upfront. :)
Then the landlord we have now, just did a check to make sure we're never late for paying things, and not one that checks you make a certain amount of money each month or whatever, so we got this place fine. :)
If it was an agent though, we wouldn't have got anywhere.
I don't make any sense sorry. Just seems estate agents like to do a lot of checks for things, whereas private landlords just seem to care about getting the rent on time, not how much you earn and bla bla bla!
We've never had any problems paying our rent, and our landlord can give reference for that. :)

At the minute I pay 600 a month for an unfurnished flat and I'm surrounded by anti social people and mess. Im trying to get somewhere decent with a bit of a community. I figure if I try and rent somewhere where the majority of residents own the property my life might be less hassle. I hate my agents as they simply laugh at my plight - citing that there is nothing they can do as the management company (who I also hate as they get £80 a month per flat and don't even get the communal areas cleaned) are responsible. So don't get me wrong I pay my way 100% - I just feel that if I'm dealing directly with a reputable landlord than any problems will be satisfactorily resolved
If you are paying £680 inc service fee per mth, would it not be cheaper to try for a 100%mortgage, that way you have a greater choice of where you want to live.

Smack Jack 07-08-2008, 10:34 no there really doesn't seem to be any 100% mortgage deals around at the moment. HSBC will lend me £90,000 against a £100,00 house, but I dont have ten grand. Plus I can't buy a house in the time I have left in my flat. The long term plan is to buy but I need a decent, probably six month rental first.:)
