Anyone live or has lived at the riverside exchange?
How do you think the inner ring road development will affect the area?
It is quite a walk to the shops from Millsands, whats the surrounding area like?
Any other thoughts on the exchange?

i wouldnt live their if you paid me, cut off from civilisation, no corner shop or pub you would frequent, not near tram, ok for buses i guess. Right next door to pitsmoor and a stones throw from red light district.
damo4real 24-09-2003, 09:30 well personally i don't think it's that bad yes its close to pitsmoor but i wouldnt say it's all that close and as for everything else it's only a short walk into the town centre
My mate has lived there since they were built and he loves it. Very safe, cracking pub by the river, The Riverside and nice and quiet .
With the ring road being built it will make it more accessable and there is more flats and offices with riverside bars due to be built soon!

alchresearch 24-09-2003, 12:05 From what I can see, it's a 'cheaper' option in city living.
In Manchester, all the really expensive city living areas are around Deansgate, but developers have also converted and in the process of converting what's called the 'Northern Quarter'. Its still close to the city, but the grottier part of the city and also near the red light district.
In just a few years prices have rocketed and the area is getting a major revamp with new bars and shops and general street refurbishment.
So, I would say that if you are buying, it could be a very good investment if Sheffield council make a similar sort of effort.
mr craig 24-09-2003, 15:26 Had a look round one of the flats there when i was looking for a place,they seemed pretty nice,but they werent really what i was looking for.They were a bit to far out of town from me,i dont drive so it would have been a decent walk/bus ride everytime i wanted something from shop.But then again i'm a lazy git and hate buses,so i think if you dont mind living a little out of town they should be fine,the apartments themself are nice.I can also say that the Riverside is a brilliant little pub,i love it in there!!
Heard there is a piece of undeveloped land there which may be used to build flats for asylum seekers. Not sure to the validity of this. Maybe worth checking with the council. Could affect prices of flats there if you are planning to buy.

I don't know why everyone is squirming about it being next to Pitsmoor, what exactly do you think is going to happen? If thats the only criteria I wouldnt want to move into West One or anywhere on West Street for fear of being mugged by one of the scum who lurk around the headford area. R Ex is not a development where you would pass through it going from one end of town to the other with any particular proximity in a car on the main routes.
You neglect to point out that West Bar copshop is also a stones throw away, as are the courthouses, oh and one of the largest law firms in the UK Irwin Mitchell who bought an entire office block there for over £5m. I will be the first to admit is lacks local facilties (ie close to the site_ but you also have the wicker which is about a 10 mins walk for take aways etc, and I am pretty sure there is a pub there aswell), but I'm sure that will be resolved in the not so distant future with more shops being brought closer in. I think its on ice at the moment due to the new road being planned.

The inner ring road as far as I know is going to be built in the next few years.
It will pass nearby the Riverside Exchange, they have started moving firms to make way etc (heard this on the radio a while back).
I live in the Riverside Exchange - and it suits me fine! It's only five minutes walk in to town, and ten minutes drive in to work.
I'm told (by somebody in planning) that any new offices / flats built along Millsands will have to have ground floor space for shops, bars, etc. And I think work will be started soon!
In the meantime the Riverside pub and the Fat Cat are great pubs to have next door!
The bit of spare land at the Corporation Street end of Riverside Exchange will be used for the Ring Road. The upside of the Ring Road is that Nursery Street and the area up by West Bar will be made more pedestrian friendly, with the major traffic diverted on to the ring road. Its just that we'll have a few years to wait!
Well I've just bought 1 of the apartments at the Riverside, move in about 4 - 5 weeks hopefully! Thanks for everyones feedback

Been thinking about buying an apartment in Sheffield City Centre for a while. I have seen apartments available at Riverside Exchange, but am unsure if I am getting a good deal. Anyone bought a one bedroom apartment at Cracknell, Riverside Exchange? if so what should I expect to pay?
Also, I have seen information about the apartments at Pinstone Chambers adjacent to the peace gardens? they range in price from 102,000 - 160,000 what does anyone think - good investment? will they increase in price by the time the development is complete?.

prmedloc 28-04-2004, 16:53 The flats at Pinstone chambers look as though they are really small. Don't think any of the one bedroom flats have parking either.
The 1 bedroom flats at the riverside exchange should be around £70 - £90k depending on parking and views etc. (That was a few months ago though!)
I live in Cracknell, the penthouse on the corner with the little balcony that has been chopped out.
90 cracknell is up for sale, it's the flat underneath me,
The flats are generally great, no noise, pretty thick floors and big corridors (3x the size of Royal Plaza) which means you don't get much noise.
7/10 for build quality, they could have finished them better, esp bathrooms.
Quiet at weekends , and will be even quieter once teh inner ring road is built.
Generally you pay more the higher up and river facing views also add a premium.

Which is odd because I look out over the City Centre and I think its a much nicer view!
yes - but it depends on whether you have an 'inward' looking view (ie onto Foster in Cracknell), which lowers the price, or in Redgrave or Pinsent looking towards town are premium too, I used to live in Foster and the view was great out towards Peaks, the side ones in Cracknell are being bashed on price a bit, because of th enew developments next door (home office building)..
Anway - you must be a virtual neighbour, say hello sometime, I'm easy to spot, bald head, glasses(paint's a great picture ), Lexus in the double garage as you come in, always nice to meet new people

How much are they on for?
There's a right R.E. club going on here! I live in Redgrave - 5th floor, facing the city*. We rent though. Apparently the ones of the river (pitsmoor) side have suffered a bit from a 'pong' from the river, and are more noisy cos of the traffic - although when the new road is built I think it will be the opposite (quite good double glazing though).
Check carefully - we have had a lot of issues with the build quality of ours - and apparently its the same throughout. I don't know if its any better or worse than any other new flats.
There are going to be a LOT of new flats built in the area over the next few years (already building some next to the multi storey car park) - so this may have a bearing on prices in this area. Plus with the new offices / flats, and then the new road being built, you will be living in the midst of a building site for about the next 5 years. Got woken up by builders this (Saturday) morning. Something to bear in mind!

Well the view of Pitsmoor is disappearing as we speak (being demolished). Also the river has been cleaned up considerably along the new riverside walk.
i had a look round a flat here when looking for somewhere to move to - parking was a real problem and to me it really felt quite isolated
I would agree - parking is a bit of a problem at RE, but it's just the same as W1, Royal Plaza etc. I've got two spaces, so I'm quiet lucky, but most only get 1. Atleast it's secure and most of them are under cover.

To be honest the view of the river was a great selling point, although it's only the Don. it's something to look out, and the view out towards Don Valley is prettyy good.
I've allways liked cityspaces (growing up in countryside I suppose).
Isolated = quieter, although still in town, I've stayed at West One a few times and it can be a bit noisy on Friday / Sat. Although most of the time it's me making the noise down there :)

They are awful..what a rip-off. Unimaginitive looking, over priced, poor location. Why would anyone want to live there??? Take my advice..spend your 80-100k on a good old fashioned bricks and mortar house with proper garden and nice community..spend your money making this look swanky as opposed to the low spec finishes marketed as high quality goods. I actually know someone who worked with the developers on some of the so called luxury flats being built in Sheffield and the majority of them have off the shelf B&Q bathrooms and kitchens put in...whats so special about that. Combined with a 'Floors to go' crappy laminate floor and everyone goes ape for it...madness!

the estate agents selling these places are only as good as their last sale - ie. market goes down, their necks are first on the chopping board.
to be honest I would much rather get myself a nice 3 bed terrace somewhere around Hillsboro Park, for around £90-100K sit back and just watch the prices climb. Never a problem selling there from what I have seen.
I think the flats market is limited to an extent, it will bottom out in the next 4-5 years.

I don't agree with you at all 1M&HB. The market is maturing and will continue to do so.
The type of buyer / occupier and their profiles is changing as this process happens. The main driving factor behind this is a simple one... more people, less availibility of land.
Apartment living in cities works EVERYWHERE else in the world, but Britain as usual is behind. Sheffield (as usual) is 5 years behind Leeds, 10 years behind Manchester, where the markets are working well as it finds its feet in the new environment.
It's not for everyone, but as people grow up with apartments they will not have the temporary predjudice that you see right now.
Here's a good analogy... think of it like computers. An 18 year old going to University this year will not know life without a computer and the internet.

was wondering if anyone had any thoughts...
im moving back to sheffield and looking at flats to buy. viewed a flat in pinsent, riverside exchange. its nice and seems like good value for money compared to smaller newer builds. anyone live there/ bought there and give any insight to what its like.
also a lot is going on in the area since i left - whats it like and does anyone know whats in store for the area in the future?
appreciate any thoughts
