This is quite a simple one...I am really annoyed at the fees Northern Rock want to charge me for keeping MY business after being with them since purchasing our first house! I am remortgaging and they want to charge me £695.00 arrangement fee - although I told them exactly which arrangement I wanted - £250 admin fee...and then because I am letting the property there is a "Consent to Let" fee...which...if I let the property for less that one year would cost me £100 but for more than one year £250.00??? So I don't know how they work it out. It seems that we have to pay for being their customer and I can't understand it...I basically wanted to find a lender who would greet me as a customer and NOT charge me for the priviledge. When I search on the various channels on the web (i.e. MSN Money) - the costs are hidden - or only appear when I call to get a full quote. So - if anyone can help - please feel free! Many thanks! HotPhil 10-03-2005, 09:32 Arrangement fees are just charges passed on to customers as the lenders have to pay fees on the money market when they "buy" the funds. It doesn't all go to the lender, it goes "up river". The consent to let fees are because there's a greater risk to them and potentially increased costs it they have to repossess etc. I'm not defending the charges as a lot of them do seem outrageous, but there is usually a sound reason behind them. (Ring them and they can put you through to him). He was good because he was willing to explain what everything meant and why some mortgages are better than others. It's the added charges (like arrangement fees) that make going to see a mortgage advisor worth while. I have used him twice now, he is patient and explains things in simple terms without being patronising. He is based in Chapeltown but will come and visit you at home if that is easier for you. Or, he would open up the office on a Saturday if you prefered that. He is very efficient and does what he promises, unlike many others who need chasing up. As he is an independent financial advisor, he gets his fee from any products that he arranges for you. Andy 23-03-2006, 15:55 will not charge you a bean. Of course the lender will pay him a procuration fee of circa 0.35% of the value of the loan. You don't get a reduced rate if you cut him out so why not let him find you the best deal, he does it for a living so must know much more than you? :confused: You are not paying him, the lender is, it saves them from employing staff and having offices all over the place.
