I want to pay a deposit in order to reserve a flat for my stay after summer holiday.

Just a stupid question, How can I know if the guy is the landlord who has a right to rent the flat to me? Is it a normal practice that a potential tenant to ask the landlord to prove himself? I had a bad experience before want to be more alert this time.

Can anyone advise? Many thanks

I've never asked a landlord to prove his identity or ownership of a property and I've been renting various places for 10 years. Come to think of it though, I suppose it could be fairly easy to con someone out of a deposit.

After the nightmare we're having with this property, I wouls advise that you met/spoke to the landlord before signing contracts, to prove they are not a psycho. :/

That's a good question. I didn't think about asking that when I rented - perhaps I should!
The landlord should be able to prove they own the property, and if it concerns you I would ask - if he/she is a reasonable person and you explain why you want to be sure then they shouldn't have a problem. I wouldn't.
Another thing to be very careful of is the inventory - make sure it is accurate. Also, make sure any paperwork is updated with any missing items, cracks/marks etc to the property and that both parties have a record. Photos of any damage to the property that both parties can keep a set of is not a bad idea.
Also, be very clear on what will be needed to get your full deposit back at the end of the agreement. I've had friends be ripped off by letting agents who, despite being provided with a receipt for carpet cleaning, docked their deposits by an outrageous amount to get the carpets cleaned and then didn't even bother doing so.
