Our mortgage advisor is Sue Pope and she's actually won Mortgage Advisor of the Year - if that's not a good advertisment to go through her I don't know what is! Mortgage Talk are really really good though, they're constantly phoning to let us know how things are progressing and all the advisors are very keen to help you with whatever problem might come up, and they got us the best deal we could have. And as other people have said; DO NOT go direct to a bank!!! It's just daft. They get plenty from the Mortgage provider as commission. We spoke with Mortgage Talk face to face and to be honest I did not trust them. I mentioned that I would check against a couple of organisations (HSBC being a big one) I knew didn't pay commission and therefore wouldn't appear in their "All of market" list to make sure their best offer was the best. The advisor brought up the HSBC website and showed us what he said was the deal we would be offered by HSBC (Discount rate variable) to show us it wasn't as good a rate as the one he was trying to get us to sign up to. I went home and immediately found a superior deal to the one he was trying to get us to sign up for...on the HSBC site! He'd deliberately tried to deceive us by not showing us the best deal HSBC were offering. Moneysavingexpert will also let you know which lenders don't go through brokers as some only offer direct deals. I sorted mine a few months back and Giraffe were coming up with one of the best deals. I also trawled through lots of Building Society websites looking for deals. It depends what deposit you've got and how many times your income you're looking to borrow. Most smaller building societies limit you to 2.5-3 times income with a minimum 10% deposit (which ruled us out as we needed more times our income) I also found a site that were offering cashback on completion of the mortgage the month I applied (unfortunately they're not anymore but some others may). Mortgage advisers don't offer this. If you're also looking at sourcing mortgage insurance I'd highly recommend Cavendish online. You pay £35 and they source the best deal for you. You can search for the deal and get a quote through their website before deciding whether to go ahead and pay them. They were loads cheaper than anyone else as they've agreed not to take commission from the company. I can recommend the guy I have used for my past couple of house purchases if you PM me. I have used him for the last 5 years and he always gets you a good deal and is not pushy. Do not use anyone attached to your estate agent ie mortgage talk or bank as they are not independant. If you can get to Hillsborough, there is a new Independant mortgage advice place on Hillsborough corner called Alexandra associates, you want Mark Threlfall and can get him on 0114 321 7777 He searches the whole market based on your income and size of deposit, hes very friendly and up front. Again being independany he isn't tied to a specific bank/lender. He even put me in touch with a debt management company who have sorted me a better offer than the one im on now. I had to take my son when i went for my appointment and he got pictures printed off the internet and given pens to colour them in with as well! (i got a brew) so a good all rounder-give him a go. I think we're borderline going into a recession like over in the states. My opinion would be to take the best deal you can now. I'm a mortgage advisor and several of my customers have lost out on deals because they didn;t want to make a decision that day only to find out that the next day rates had shot up - this has happened several times over the last couple of months, despite the boe rate reducing. Banks cannot pass this saving on to customers as the libor rate is still high. |
