Has anyone purchased commercial industrial units before, what are all the costs involved?

Our car hobby has extended in recent years. So an idea is to purchase some industrial units as investment, whilst also occupying one for our hobby.

I have seen a building for sale housing several units with the other units currently let and one free (which has enough space to suit our needs).

If you are leasing units presumably a business needs to be set up to do so?

Units are normally advertised with commercial rates on top for the leaseholder. So does that mean the owner is exempt from the rates if all units are let?

What tax savings can be had from leasing units?

Any other costs which haven't been thought of?

How much higher are interest rates for commercial mortgages?

Have the cost of industrial properties risen at the same rate as residential properties in the last few years?

You would have to pay tax on the income that you make from renting the other units out if it is more than a certain amount. When you sell then you will also probs thave to pay capital gains tax ( or what ever its called now )

You would have to pay the rates on the builduing that you occupy
