View Full Version : Advice Needed - Where to buy with my budget?
Hi all,
Looking to buy a property somewhere around sheffield. Currently renting wihin S6 - probably paying over the odds.
Have a budget of around 100k - 130k; would like to go no higher than 120k.
Needs to be commutable to Barnsely and have good public transport links to Meadowhall for my better half.
Any advice would be greatly accepted.....
Pretty sure you could get a fairly decent terraced house in Hillsborough for £120k, or a small "luxury apartment". Alternative would be to look Deepcar/Stocksbridge.
I would suggest a little further out and go for High Green, Chapeltown, Wadlsye Bridge or Walkley.
Never lived that sideof town myself but looking in the Property Guide there are a few nice properties in that area for your budget.
Hillsborough sounds like your best bet taking into account the Barnsley factor and the excellent tram link to Meadowhall.
You could get a very nice terrace for 120 K around there. I went to look at a super terrace on Beechwood Rd 2 weeks ago. It was in at 115K but there was loads of interest and last time I checked it had got to 120K.
I also spotted a 3 bed semi on Worral rd for sale - just opposite Vainor rd. It was on at 125k which seemed a good price as semis in that area usually sell for a lot more. Might be worth taking a look?
Thanks for all your advice guys - to be honest i'd prefer not to live in a terriced house. But i'll definatley have a look round the areas you mentioned.
I know - im buggered for my budget. Really looking for a two or three bed semi and if needs be a "town house" (i.e. a new style terriced). Would also prefer it to be on a quiet newish residential estate.
Looks like im gonna be wainting about 10 years for the property crash......

S2 postcode
Directly on the tram route
7 minute tram ride to station (or 15/20 min walk)
Great views
Walk to town
You can get a lovely 3 bed duplex flat like mine for somewhere near your budget, or a nice 2, 3 or 4 bed house.

As you will see from the discussion thread- no one can give an rational or adequate answer as to why the Norfolk Park Development is so expensive.
With the amount of money you have for a house, you could buy a two bed house in Crookes or a 3 bed house in Hillsborough or Walkley.

E-Man Groovin 15-02-2005, 23:35 I'm not sure what Lib1's agenda is exactly, but any area is worth as much much as anyone is prepared to pay for it.
She talks about Hilsborough and Walkley which amuses me greatly. If you work in the (frankly much better paid) cities of Leeds or Manchester getting to Sheffield station will add at least half an hour to your commute. One of the HUGE advantages of Norfolk Park is that it takes seven minutes to get to Sheffield station.
I work in Leeds and am well glad I don't live in Hilsborough or Crookes for that reason.
Really dont want this to turn into an argument over areas of sheffield - which seems to be a common occurance on these forums.
Im well aware of Norfolk Park - and although the housing seems to be ok-ish for the money I wouldnt want to live in that particualr area.

Erm... E-Man Grooving, Voltron CURRENTLY LIVES IN S6 (ie- Walkley, Hillsborough). I'm sure if he is able to successfully commute to Barnsley and his partner is able to travel to Meadowhall at the moment, then buying a house in this area isn't so ridiculous now is it?

We're currently trying to sell our flat on Norfolk Park - we don't have any problems with the area and we are not "get rich quick" property developers - we simply have had a change in our circumstances (my partner's job has suddenly been moved south so we need to move with it) which is unfortunate, but hey, these things are sent to try us!
We are not selling at a stupid price, simply the price suggested by three separate valuers as the current market value of our property. OK so the properties look different, but they are nice and are fitted out well inside, and surely the market value is simply a reflection of what people are prepared to pay for a similar property in the same area?
I am sad to have to leave our flat, which is our first home together and has been our pride and joy, but I understand that you have to move with the times. All this Norfolk Park vs Manor bickering is not helping the situation, and I worry that it may not help us to sell our flat at a time when we don't really have any other option!

Walkley & Hilsborough are lovely areas, if I worked in Sheffield I'd live there. My point was simply abiout proximity to the station.

I feel really bad now. From friends and colleagues, I know how difficult it is to sell property.
Sorry- not another negative word about the Norfolk Park Development will be typed by these fingers!... but I still personally don't 'get' the prices on the development though! I'm sure that your place will sell, despite what I think about it, the development is extremely popular!

Don't feel bad Lib1, to be honest I agree the prices are crazy - a sign of the times in this crazy property market I guess! I would hate to have to be a first time buyer at this moment in time!
I just hope someone wants our flat and it doesn't have to drag on too long - the longer it lasts the harder it is to let go, and I'm getting kinda attached to the place now!
Oh, and sorry to Voltron for twisting your thread. Lets get back to the issue at hand!
feederfil 16-02-2005, 13:46 There is anice new three bedroomed house with garage on Farnley avenue Wadsley Bridge .It was up for sale at 113k but I've heard that a lower price might be accepted.It's a nice quiet road just off Parson Cross road and it's the right side of the tracks ie s6.
