I've had a very good experience with Spencers. They've been really helpful throughout my tenancy.

Edit: Sorry, misread first post - I was actually a tenant but their general quality of service may still apply!!

dont use saxton mee! they are useless, i'm a tenant but my landlord agrees.they are paidf to act as middlemen but they donothing for him. if we need something fixing we just go straight to him now, rather than bothering with them, as they never pass messages on!

I know of a good local company, they are called Property Partners. They are a family run business who are based down at Globe Works off Penistone Road, my friend knows one of the directors there.

Try the website, that gives you all the info about the services, fees etc...

thanks for all the advice greatly appreciated. Always good to hear fromthe tennats point of view too as neither the landlord or the tennat want a bad outcome or a large expense.

Avoid Saxton Mee!!

They let a property for me (on their "fully managed service", and cocked up on a number of occasions, including;

collecting & paying out the wrong rental amounts.

not spotting it till the tenancy came to an end.

Asked for the wrong amount to rebalance the account (clearer just plain guesswork at this point!)

then basically standing back until the ex-tenant & myself worked together to sort out THEIR mess.

not tracking down the keys properly, meaning more work & chasing around to get them back

etc, etc.

They do the basic minimum, havwe weak systems so you end up repeating everything and have a poor attitude to service for either client Or tenant.

I wrote to complain, and got a wave of indifference. I can only presume they think they are doing a good job, which is even more scary!

AVOID if at all possible.

Avoid Lewis Wadsworth & Blundells! both don't check out tenants properly or do anything they said they would. Most letting agents take the money every month and don;t give a service they promised on both sides. I find letting agents staff leave and get employed on a near monthly basis!
I'd advertise privately through the property guide, and then check references out on your own, stick a bond on top and ask for employers reference etc....Get 2 professional to let it. Where is your house and whats the rent?

thanks for all the advice its good to know. I have hopefully found a tennant through an intro service and I am going to manage it myself. I found advertising to get tennants in and doing viewings a bit of a nightmare as I am female and had a couple round even after I had scoped them out over the phone who really scared me.

It is difficult to find a good agent

Avoid The Urban Letting Company if you want to be paid, an inventory completed properly and don't want to be lied to
