View Full Version : How much to make 12 apartments in a church ?
there.s a church in the next jenkinson.s auction, its got planning permission to be converted to 12 apartments,
each being around 62sq metre,s
the place is up for sale at £295,000 +
just wondering very roughly what it would cost to do the apartments ?
any one any idea ?
not going for it, its a couple of leagues, above me, but just wondered

If only .... unfortunately, the apartments would be necessary to fund the purchase and conversion, Doh!.
There's an opportunity to create some stunning apartments but it won't be a cheap job. I'd think it'd cost something around the £250-£300k just to produce something pretty run of the mill. Considerably more to make a top quality effort, maybe £500k plus
shame it cant be put to community use
it has been used for the community, as a church for the last 100 ish years ??

Let's say that they have a nett to gross of 120% that makes a total of about 9,200 sq.ft. at a rate of say £90/sq.ft., build of £830k, say another 8% for fees, another seven percent for finance, that makes it £900k, add in the land at say £400k gives you £1.3m. You'll want a minimum 15% profit so that's £1.5 retail making it £125k a piece.
If you're an amateur add 50% to the costs.

if the price needed to make a profit is £125,000 each apartment, then it'll be a brave person that takes this one on ?
if it is an amateur, like me, don't see the 50% increase tho
maybe we've all been watching grand designs bit too much!!!!
