View Full Version : A bad experience with Rykneld Homes
Has anyone else had any bad Experiences with RYKNELD HOMES because they will be getting a letter of complaint from me because i am absolutely livid with them.
I first phoned them way back in Early August about the Repairs that needed doing in one of the Bedrooms at my house house which was to be for our twins but all i got was that we will send someone out to have a look and needless to say no one bothered to turn up.
September and October early to mid october i had to go through hell with the Death of my twins and had to Arrange Funerals so i didn't have the time or even have that on my mind at the time as you can well imagine.
I phoned up last week because i was getting fed up of waiting and they said they would send someone out for about umpteenth time off asking.:rant they finally sent someone out today they gave me all off 10 minutes notice that they was coming which was another thing that peed me off it was a good job that i was in.
The bedroom which was to be for our twins who sadly passed away in September needed all the wall paper stripping so i started stripping the wall paper off and to my Amazement the plaster starting lifting, then it started coming off the wall mind you it came as no suprise as it was so thin i could have picked parts of it off with my fingernails:roll:.
what was even worse was the plaster that had come away near the windows had a layer of fibre Insulation which was damp all over the place so i stripped it all off bar the bits behind the radiators as i didn't have the tools.
according to them the Fibre Insulation had been there since the house was constructed in 1945:o well i said to Inspector who came today is there any wonder it's damp it's been there for 62 years:roll:
I basically had stripped 3/4 of the room because there was holes in the plaster all over the place me being thoughtful as ever decided to it because i thought it would make it easier for them to sort it out.
But no the Inspector started going mad about what i had done saying i have should have left the plaster as it was and that i shouldn't have touched the fibre insulation as it was part of the construction when the house was built by this point the Red Mist nearly Descended and i felt like telling him were to go:rant:.
what has got me hopping mad is they are now refusing to re-plaster the room and re-insulate the room the inspectors reason for this was Quite bizarre to be honest in his words i had been Aggressive to the walls:loopy: and that is why the are refusing to do the repairs.
I told him i had phoned up 4 months ago in Early August and been down the road Numerous Times to tell them at the council office that there was repairs that needed doing but they never sent anyone out.
Also Earlier this Year we had to Re-plaster half of the master Bedroom because we got fed up of waiting we waited 2 months after first phoning them but no one ever came out.:rant:
What annoys me about this situation even more is that we had to fork out money that we couldn't really afford to re-plaster half of the room ourselves when it should have been them who are doing it.
Another reason why it annoys me so much is that we just want to get the house finished and looking nice and presentable like the councils ask of you when you first move into a new council property like they did with me and my partner.

Anyone else in the Derbyshire Area but come under a Sheffield postcode had any problems with Rykneld Homes:confused:
My good friend works for them and says that they are having issues because they haven't been awarded any government stars which also means they don't recieve any government funding, in other words they are skint untill they can prove to the government that they are providing a two star service. So they are trying to spend as little money as possible. The problem is it's a catch 22 situation, they have no money so it's hard to provide a good service. The workers are bearing the brunt of this because they are the ones who face the tennants on a daily basis, they have had all their times to do a job cut, so are trying to rush round to fit all their daily appointments in, thus not being able to do as good a job as they normally would.

The Inspector who came round to my house yesterday was nothing short of a first class t**t:rant:
I explained everything to him and he just didn't want to know his stock answer was you have been too aggressive towards the walls like i said in my previous post the red mist nearly descended his attitude absolutely stank.
He had the cheek to have a pop ar me for stripping the fibre board that were used on the walls as Insulation i told him why i had done that because it was damp all over the place and the bedroom was supposed to be for our twins kieran & Joel and there was no way on this earth that i was going to have them in a room while that pile of crap was on the walls.
I asked him what would you have done then if i had left it too you his stock answer was skim over it:rant: and then the idiot come out with the punchline oh it's only been on the walls 62 years:roll:
Typical tight fisted toss pots the lot of em aslong as there getting their money they couldn't care less could they to hell if it effects anyone else or the Health.:rant:

we have had same problems with them since october last year my mums kitchen has been flooded and wet through with a leak they couldnt find stop tap and left her with the leak and the kitchen rottern and collapseing it smells aND ITS WET AND COLD MY MUM A PENSIONER HAS RENTED THIS HOUSE FOR 60 YEARS and has never had the kitchen replaced all doors have fell off the wood fell out the bottom black mould on wall and they still havnt made a start to date they are a dissgrace to leave a pensioner in this state

lewislinda 14-05-2009, 19:59 wellllllllllllllllllllll quick update the kitchen is done workmen did great job some corner cutting from rykneld homes like a limit to the amount of shelves per cuboard silly things like that and allthough mum pensioner they replasterd but didnt paint didnt replace kitchen floor
I am having yet more trouble with Rykneld homes the heating system packed in last night it is absolutely freezing in the house, i have phoned them up this morning they said they won't come out till tommorow because we have a secondary form of heat because we have an electric fire in the living room:rant:.
I am absolutely fuming because the electric fire is useless it doesn't heat the room up or heat the house up like the heating does and now we are left with no heating and no water i am now going to have to travel to stay with my parents now because we can't stay in the house because of the cold:rant:
I explained that my partner is pregnant but they kept making the same old excuse up about the electric heater when i said it didn't heat the whole house up they had no answer to that all.
I asked to speak to the manager but she was even worse she was just as dismissive i asked her who makes these ridiculous rules up about if you have secondary heat you are not a priority and to make matters worse she blamed the Tenants association & the council would you believe it's an absolute joke.
kaymarie 25-11-2009, 11:57 Mark - I think you have to consider whats reasonable and give your landlord a chance to fix the problem - have you asked for or did they offer electric blow heaters in the meantime? Do you have an electric shower? Do you have dependants? This looks like a 24hr service to me which is reasonable given that you reported today and they are coming tomorrow.
If your heating is not fixed tomorrow then you can put in a complaint if you feel that matter has not been addressed correctly. Failing that, you can go to the housing ombudsman.

24 hours is pretty standard for social landlords to attend to these sorts of problems, for instance Sheffield Homes Urgent/24 hour repair category for urgent jobs states:
