a property for sale on net an it says under offer what does that mean?

It means someone has made an offer on it, but it hasn't been accepted yet.

ok cool its my old house u see an i was wondering what it meant i used to rent it an landlord selling it i am gutted i loved it

No, it means that an offer has been made which the vendor has accepted it but the sale has not copmleted.

I thought that was sold subject to contract! I alsways assumed under offer was where the vendor and buyer were negotiating a price.

I think that's where the two parties have agreed to the sale but the sale hasn't been completed until all the searches etc take place.
