I have seen a cheap one bedroom flat advertised for £75000 in the new Jet Centro development near town.
This would be very convenient for my work near the Moor.
I tend to move cities/countries every few years as my work is related to the software industry.
Do people think these flats are quickly sellable?
What rent could you get on these if let out?

Are these a good bet for capital gain?

I have to wonder about the health implications of living on the site of an ex-petrol station. I'm sure I have read somewhere in the past about the effects of living near one.

The rent is currently £400 a month. This is fluctuating and some people are getting more.
A smartpad is not a one bedroom flat, but a studio.
A one bedroom flat has 500-550 sq ft, but smartpads have 320-340 sq ft.
They are quite nice, but have problems with them being described as luxury.
Its convenient for town and good for the station, but I think West One is better.
There is a danger of saturation about all this Centro living.

I have already commented about Jet Centro on your previous thread about buying or commuting. Did you read it?

The smartpad I saw was pretty good. It didn't feel too small and the bedroom area was almost completely separate and it had a balcony, on the 4th floor. The fact that there is no hallway ensures that all the space is for living.

I saw one at £84 K (above) - that was really nice (370 sq. ft) and one at 333 sq. ft. that actually had a proper bedroom (still called a smartpad 'cos of size) but the living area was very small and it had wasted space in the hallway.

Obviously there is the problem of the road/fumes etc.

Rentals were £400 - £475 depending on size and floor. I think they would get tenants reasonably well, they are always going to be cheap compared to other larger flats and quite well placed.

Have you actually been? Its called a ring road. VVVV busy and a lot of fumes. As high as possible is better and either inner facing, the sides or best of all at the back.

A smartpad will suit one, but I'd rather buy a house.

If you do buy one I wouldn't advise sitting on your balcony unless you want carbon-monoxide poisoning, it's one of the busyest roads in Sheffield.

drove past the other day

can't believe the ground floors ones start at street level

late night drunks are bound to bang on the windows as they walk past

also, who on earth would want to sit on a balcony facing that road

I think they took all the petrol out when they dug the foundations!!

The ones at the back are ok. I wouldnt have one at the front though. The balconies on all these things are always a joke. They are quite nice, but also quite expensive. They are not as nice as West One and in a worse location.

Obviously, but that doesn't necessarily mean the site is fully free of any kind of health hazard. I wouldn't want to live on a site that used to be a petrol station (especially one sited on a major ring road in the city centre).

Go to the building and have a look yourself. You cant really tell until you go. Some of the flats I think are very good and others less so.

Jet Centro has been finished for ages but as yet it only looks like one apartment is lived in. Whats the storey?

Poor location I think.

I've checked the Apartments out and they are nice though the studio's are too small, but I think that the location lets them down as its a bit cutt off and grim.It's not got the cafe's and cosmopolitan feel of the city centre.Maybe in a few years fingegers crossed .

I looked at 2 and thought they were way too small and poky, but you may think differently....

However, if you own a car, make sure it has a parking space. The ones i looked at didnt, but the estate agent told me i could park over the road (road that runs parallel to the ring road, name escapes me), but when i drove round to check it out, its actually restricted parking, 8-6 or something. So i would have had to move my car at 8 every Saturday morning and thats a non starter straight away!!!!

You having a problem? Ackroyd and Abbott were the main contractor, but not the developer.

What are you trying to find out?

Jet Centro does seem to attract a lot of negative comments. I am interested to know if it just this one development, or if the developer has a history of producing 'less desirable' properties.
