Hi all,

I'm looking to move to Sheff in June/July. Been living with my parents in Chesterfield till now.

I'm basically trying to work out bills etc to figure how much rent I can afford so any ideas what average council tax bills are in the city centre ?

surely is you just google council tax rates councilor somethingor just look at the councils site it will tell you.I expect the rates wil be pretty similar to the Chesterfield.

well i dunno what bands it comes under as surely they're based on property value which i won't know ?

asked the council and got no reply !

I found that but I'm not buying, I'm renting so how do I know how much the flat/house is worth ?

I'm looking for a flat in the city centre, maybe up to £500/month.

The link provides tax information based on the property value, i.e £250k, £300k but how am I supposed to work out the value of a property from the rent being charged ?

OK so we have on row 1 on that page:

Band A - Up to and including £40,000 - £808.87/year

How does that relate to me paying £500/month on a property in S1/S2 ?

a flat in that area will be worth between £100-160,000 go figure out the rest.

If you rent in West One and only wish to pay up to £500 then you will be renting a studio or small 1 bed - council tax will be band A or B . If you rent around Netherthorpe, it will most likely be band A.

If you live on your own you will be liable to 25% reduction.

£500 sounds inbetween a studio and a 1 bed. If he bothered to give more details we could nail it, but he cant be arsed.

i live in leadmill court in a 2 bedroom flat, we have an s1 post code and the flat is banded b.

this year we paid a total of 943.67. it was split between 2.

hope this helps- even got the bill out to check exactly for you!

oh yeah and our current rent is 350pcm each- this includes all the bill except the phone and council tax.

Well, if you know where you want to live, go to http://www.voa.gov.uk/council_tax/ and search for your chosen address. It will then tell you the current council tax band, and you'll know what it is for that exact property. You can search for an entire road, or a specific flat - it's up to you.

Whoever you rent from will know the council tax, as they should be paying it now, but I would expect most flats in town to be in band B at least.

I am a landlord with a one bedroomed apartment in West One (S1 postcode).

My property is in Council Tax Band A and the council tax for the year 04-05 was £808.87.

As someone correctly pointed out - you get a 25% reduction for living on your own.

As I've kept saying all I know is roughly how much I think I can afford and I wanna live in the city centre.

I have a 2 bed city centre flat West Point and mine is band C. Some of the lower floors or smaller ones are B and all the 1 bed ones are A - cos it goes of what it supposedly would have been worth, not what it is now.

How did they work out it would have been worth less than £40K when they were being advertised at £80K+ before they were even built ?

Sounds like some people are onto a good little tax dodge there.

Because council tax takes the value from 1992!!! In 1992 they weren't here, but they go onw hat they would have been if they had. And in 1992 a flat in the city centre wouldn't have been worth that much.

The VOA link given earlier in this post gives you a street by street guide. Of the 40 or so apartments in my block most are B, with penthouse and larger 2 bed ones being C and 1 bed ones being A.

I bet the council would be able to charge a fortune if they re-valued all the houses in Sheffield.
