View Full Version : How much to build a house ?

we've got a chance to buy some land in Sheffield big enough to build 2 houses on, but need to know very roughly (within £20,000) how much it would cost to build a 3 bedroom detached house ? obviously standards vary and there would be architect / legal costs.
just trying to work out whether it would be a worthwhile project,
any info would be appreciated

If youre paying market value for the land, a general (rough) rule is work out the gross development value (value of the completed houses). The land should be approx 40% of the total, the construction costs (inc fees) 40%, and profit 20%. Dont suppose this helps with your question actually. 100k per house ish

thanks for the information it looks like the land could be in a green belt area !
its within an orange broken line ? (just) on the council site this means its an area of special character
anyone any idea's what that's all about

Send an email to the planning dept (details on council website), with the address and preferably a plan showing the land. Tell them what you want to build and ask for their comments, and further info on any planning policies / guidelines which may apply. A planning officer will respond.
