Hello All,

My neighbour has lodged an application to build above her garage, ie extra bedroom thus making house loads closer to mine. We both have same type of house and my garage meets hers, if you know what i mean, with a small path in between.

I expect the building of this will cut out lots of light, is it worth me objecting. Im guessing i cant really do a lot about it.

I don't think planners take into consideration the view from a window, but loss of light they may do.

A very similar thing happened to a family I know. They objected as the building work their neighbours were proposing would have actually devalued the family's house.

I think the building work went ahead, but modifications were made to the original plan. The family did suffer a lot of stress because of the incident however, and their relationship with their neighbours suffered. It depends on whether you think it's worth the stress. If it was me I'd object, but then again I do sometimes take things a little far on the matter of principle!

I would talk to your neighbours about it, if you can, expressing your concerns. If they say tuff, then object. It might not get anywhere, but you should get an explanation as to why that is.

Why not 'phone the planning dep't (the number will be on the letter you got from them), and ask what grounds you may object on. They're there to give advice to everyone, not just the developer.

totally off the cuff idea, why not join in with them, have the builders do extensions for both of you and split the savings between you?

Check to see if there will be windows overlooking your property. If there are you can object to loss of privacy. This may just mean that the windows will have to be re-sited but better than having somebody spying on you.

Also check if there will be enough room to allow maintanance to both your and their properties?

You should at least view the plans at the planning office. If you have concerns, voice them to the planning office. I didn't at our last house, and I regretted it.

If two complaints or more are made, the council must react.

Try the homebuilding and renovating website/forum for more advice (from people who know what's what)

thanks one and all.

the light will only be on the upstairs but thinking about it the way the houses sit i think it may well devalue my property, and they will need to access my land to do the work so i can object to that.

Going to get the plans from town hall and will make a judgement then, to be honest im not bothered about upsetting them. If they get stroppy ill just burn it down when its done.

On the idea of getting in done aswell! would be good, but realisitically im a single man living in a 3 bed detached house, do i really need another bedroom???

on second thoughts, snooker table, dart board, home cinema, bar with draught lager ;) it seems more appealing now

I would try not upsetting the neighbours first. Look at the plan and then see if there is anything there which concerns you.

If there is speak to them politely about it as not all people who have extensions made are architects or planning gurus - they might not know if would affect you in any way, so they may be receptive to your concerns.

If they need access to your land then there is a good chance they will be more flexible about your conerns on their extension.
If you refuse them access to you land for the scaffolding to be put up for example, then unless their have any rights of way or easements for maintenance purposes etc in their deeds / lease, then it will cost them alot more having their scaffold put on the inside of the proposed extension. That can cost a lot more money, so you can be sure they won't be too happy!

I would say the first stage is to see the plans, sit down and have a good look to see if they will affect your property. Not forgetting that a neighbour having an extension means in future they are less likely to obstruct you having something of a similar nature to it, even if just for planning purposes to increase the appeal of your house if you ever decide to sell.

If they have windows looking into your rooms etc then I would say you have a legitimate reason to be concerned, equally if they are blocking out direct light to your house in habitable rooms ie. not just a shadow over a garage window.

Charge them to use your land, may as well make something from it :)

You should be able to view the plans for free if you go down in person, £4 is just the admin charge for copying, postage etc.

Did you re-register so your neighbour doesn't know who you are ? I'm not sure that'll work, you live next door to them.

Did you re-register because you've upset so many people on the forum that you knew no one would offer help and advice to you with your former identity ? In which case, that worked, but I won't make the same mistake twice.
