View Full Version : Estate Agents, who will be best at selling my home?

We have had a few agents round this week, they all sold the products they offer very well.
I Wanted a bit of feedback from people who have sold property over the last few months, which estate agent really did a good job with the marketing and sale of your property. I do not want to get caught with a estate agent who cannot sell my property. :D
I am getting really excited about it all, there is some lovley property on the market at the moment

There are loads of threads about this on the forum particularly about Blundells and some of the internet based sites. Give em' a read.
Be careful about all of their mortgage offers though.
If it is any help Saxton-Mee and Winkworth always sell well on our road.

I can help you, please look at www.2roost.com ,you will find many agents are excellent at selling their services, but selling your house is a different story and their charges can be crazy.Thanks Caron

Yes I have seen the threads, the problem being it was mainly negative feedback. I want to give my house the best chance to sell so it looks like avoiding Blundells

It depends where you live and which estate agents are active in your area, do not choose an agent on cost alone.
A well marketed property, will take care of their fees.

We have basically looked at haybrook,Spencers,saxton mee and Blundells, Obviously I want the agent with the best marketing/sales performance. Just wanted a little feedback from anyone who has recently sold through any of them.

Blundells are not the best, we have a 3 bed house on the edge of Gleadless valley for £92K (fair price for a 3 bed house) and all they seem to do is send people around who have budgets up to £150k, so obviously they are wanting more for their money, and about 40-50% of people they book don't even bother to come---rellly winds the wife up after she "preened" the house, so they are not qualifying these viewers properly.

Im going to be dumping them soon and getting someone else in :roll:

We have Blundells coming out tomorrow I think I will treat them with an air of caution, to be honest the chap from Haybrook seemed quite commited and positive about sales, but then again he will be whilever he is pushing for new buisness

Forget the agents and go back to basics.

People need to know your house is far sale. Many people look at estate agent windows, but the internet is now how many people search for a home. Choose someone who can get your house on rightmove.co.uk or via vebra.com

Try housenetwork.co.uk, they can get your house on rightmove

Maximum exposure is the name of the game. If you want to use an agent it is important to know where they will be advertising your property, at what frequency and who is qualified to sell it in the office.

Agents contracts are a minefield. Never accept a contract that stipulates 'sole selling rights' - this seriously restricts your flexibility if you want to change/add an agent. Always go for a contract that stipulates 'sole agency' - this gives you the freedom and in the event you sell through another medium you can save on agents fees. Use the same tools as the agents to establish your asking price - hometrack, homecheck, upmystreet etc are all useful and rely on actual sales data, not asking prices. Do not fall for the trick of going with the highest appraisal. Overpricing will not attract the right market and you look silly reducing the price 2 months down the road.

Why not try your hand at a DIY sale - perhaps alongside your agent. There are plenty of sites to choose from and some offer free and paid listings. Online agents will charge more than pure private sale sites. Have a look at this site which offers a free upgrade to major property portals (http://www.tickeverybox.com). It might even gee your agent along if he knows you are a proactive seller.

Different offices will have different staff and therefore different levels of service. We sold and, coincidently, bought through Blundells and have found them to be helpful and professional, but that is not much use to you if you are buying and selling in different areas to us. If possible, I would look on the threads to see which office negative reviews came from.

Also there is something to be said for considering the agent who has most boards up in your area as they will probably have the greatest turnover of potential buyers.

Thankyou for all the excellent Advice, I will bear it all in mind. All the agents seemed to quote the same price except Blundells who went in 5 k lower, I think Saxton Mee will probably get our sale I was very impressed by the chap who came to value our home. If anyone has any feedback about them that would be great :D

Make a short list of the agents you think might be ok and then try them out.

Phone up about properties they are advertising - see how helpfull the staff are. Visit the properties and see if the agents chase you up afterwards ect.

It isn't wasting peoples time you can use visiting houses to help you clarify what you want in your next house or even get ahead in viewings.

They go further, stating that:

·70% think that estate agents and property developers frequently work together to line each others pockets
·Less than a half think that estate agents generally keep sellers well informed
·Less than a half think that estate agents pass on all offers to vendors
