View Full Version : Gilders planning application rejected
Got a letter today from the Town Hall saying that the application by Gilders to put 229 flats on the Middlewood road site has been rejected. Reasons given are, inadequate car parking, invasion of privacy of adjoining streets, poor design with regard to character of the area, no information on possible contamination of the land from previous use and insufficient affordable housing. A full report can be seen on the council website under application 07/00915/FUL. I just tried this and got nowhere, when I try to open the associated documents to read it, I get told the page can't be found. How long will it be before a revised application goes in and we start all over again?

I Was under the impression our beloved city planners never turned down any new build of houses with the alarming regularity housing seems to appear on any open space wether it is needed in the area or not.
muddycoffee 23-07-2007, 21:45 The trouble with this scheme is it seems like a way for Gilders to finance a move to a massive out of town new megaplot, because the current site is far too small for them. They have obviously asked some architects to draw up a high density aspirational apartments scheme which would give the land as much value as possible without enough regard to the neighbouring residents. Who would only accept family houses with plenty of off street parking to match what is already there and in short supply.
Haydn1971 23-07-2007, 22:41 Typical developer spin, you put a wild application in for more flats than you need to make a tidy return, then when it gets rejected, you put the reapplication in for a development of just enough to make the profit you want, the scheme doesnt look that bad after the first one ;)
If you get away with the first application, then thats even better news !

There does seem to be something up with the Planning Portal. Searches don't seem to work.

As far as I know, all Gilders in the city are going to close and move to Meadow Head. Gilders have bought the site of the old North building of Meadow Head School, next to the roundabout.

they want to build flats greed they do need houses not flats

The site will be hugh with (im told) VW, AUDI & poss others running from there. Middlewood road site was mainly for Van rentals/sales which have now moved to a purpose built place down near Carcraft. I have been told (dont know how true) that they were trying to get around 40 ramps inside & poss have underground parking! All the parts sales are beng moved to the Chesterfield site.

Middlewood road site is mainly car sales & body shop, van sales & rental was only a small proportion of the business there. All VW van centre's are been up-dated, so Gilders had no option but to move to a new purpose build site.
Its actually next door to the SWFC training ground which was also refused planning persmission for flats and houses............

Developers do seem to be good at getting cheap sites near rivers and flood plains.

Didn't realise they flooded at gilders, will ask when I get there in 15 mins.

Iheard there was a mosque going up just behind dykes hall rd so they probably won't need another one so close.

It does seem strange. The letter is dated 25 November, it's a "Notice of a Full Planning Application Decision" for 08/01951/FUL (80 houses in 9x3 storey blocks).
They've got three years to start building.
