If so, What was the market value of your house and what did the council value it as??
Thanks in advance.. just trying to get an idea how much below the market value they price it at.....if at all!!

I am just a little south of you and our council values the properties very near the actual value compared to others for sale in the area.

You can apply to buy after 3 years, the discount if you have been in 5yrs is 35% rising to a maximum of 50%. These figures are now largely irrelevant because there is a maximum discount of £24000 ( this is in our area , it varies, but only slightly so check with council).

With ordinary semi's now fetching £100000, even if you qualified for the 50%, you would only get the maximum of £24000

hi i bought mine last may and we got ours for 53,500 it was valued at 78,000. we had not had anything done in ours by the council so they may value yours more cos of the work they have donem no doubt they will want to recoup some of there monies, its the best thing we did we only pay about 150 a month more than rent, go for it !! only thing is you have to stay in it for five years or you have to pay bits of the discount back as the years go on. we out new windows in and a kitchen and ours in worth 98000 now so well worth it if you can, we could never afford to pay going rate for houses as they are at the mo.

I got 24k off mine (tops) 3 bed semi in good area of parson cross so purchase price for me was 66k (valued at 90k). I disputed this and the district valuer came out (be warned.........they take their time!) and I got a further 7k off it. Im now buying my home for 59k. Watch out tho............if he values higher then thats the price you pay although in most cases they come in lower. Do your homework and dispute as much as possible - repairs, fact that the property hasnt had the benefit of being in owner occupation before (ie loving improvements) and the valuer will let you know which comparable houses hes going to use for the appeal - go visit these properties and note if they have garages, driveways, conservatories, new kitchens, conversions, landscaping etc etc and challenge everything!

my partner bought his flat a few years ago, and we are now having an ongoing arguament about the repair bill of £2000 which they want us to ay back over 10 months!

Why do the council under value all of their properties they are selling off? Looking at the above prices 90k for a house in a good area of Parson Cross is a snip. You try finding one on the open market.
