This property was pupose built in the early 90's for my aunt, in the grounds of the house where she was born, and so although the house is modern, fully double glazed, centrally heated etc, the gardens are very mature, dating from the 1920's. There are fruit trees with roses growing through them, wisteria and rhodedendrum to name a few. She was a very keen gardener and had a love of the rare and exotic, so there are some real gems in there. It's situated at the very end of a cul-de-sac and it's grounds occupy the whole width of the road so no neighbours oppostie. Down one side is the original house and the other side there are disused allotments which form a wilderness inhabited by badger and foxes.

There's a large garden shed tucked away out of site at the end of the garden, and a little pond that's been there since I was a child. There's also a delightful gazebo. There's a really big integral garage beneath the property with window, water and power and it has an electronic up and over door. The drive way is block paved and would hold 3 cars easily. It has a modern fitted kitchen and bathroom as well as a utility room. It's immaculate inside and out.

I think I replied to you! but I'm new to this forum business so I'm not sure whether you got it or not. Anyway it's on Don avenue which is off Langsett Avenue, and it's going on the market before 1st June unless we get a buyer before then

The property is going on sale today with Saxton Mee at £289,950. They advised us to put it on at circa £310,000 to £315,000 however we only have a small % share in the estate so we are more interested in a quick sale than necessarily getting the maximum price, hence we've started it low.

If anyone is interested in cutting out the estate agent please do so and contact me direct, as they are already getting on my nerves!!

Hi Jane

I am very interested in this house. I currently live on the next road, so know the area well. I recently saw that planning permission had been granted on this road in spite of the council receiving 10 letters arguing against it, can you tell me more about this and how it might affect this house?

My partner tells me I replied to the forum rather than the thread by mistake! Oops

The message was that as far as I'm aware there was planning permission put n for some apartments 4 I think, but due to the residents objection it got turned down. I remember my aunt writing a letter of objection and that must be at least a year ago. In fairness had it gone ahead it wouldn't have effected this house at all as you'll know if you know the road, no further development could really impact on this place.
