View Full Version : New Office / Apartments, naming controversy, what's your opinion?
Berberis 11-11-2004, 10:43 There is to be a new office / apartments development in Sheffield.
Although this alone is not out of the ordinary. A new block of £100,000+ apartments seems to be going up at a rate of knots every couple of days. This development though may cause some controversy, they plan to call the building "The Hacienda".
This appears to be in connection to the similar development in Manchester on the original Hacienda site.
The new Sheffield Hacienda will be office space and apartments only.
What are peoples options? Should it be called the Hacienda seeing it has no connection to the original infamous Manchester Hacienda?
Most people in Sheffield won't have heard of the Hacienda let alone know of it's "infamous" reputation.
Hacienda just means "house" doesn't it ?
Berberis 11-11-2004, 10:58 Hacienda = Property in spanish
Im not from Sheffield or Manchester and I have heard about it. Maybe i'm just from "that" generation.
I think the Hacienda's reputation has grown since it has been closed, I'm sure it wasn't as bad/good as everyone makes out now.
Most of the people who went there must be in their mid/late 30's at least (like me) and the old memory can be a bit unreliable.
At least "Hacienda" is a better name than "West 1".

I dont have a problem with the name, I just want to know where the development is! :D
There was a big banner hanging on the Wards Brewery "development" saying something like "Get an apartment for £65 a day, less than a hotel room", or something like that.
Perhaps they arn''t selling as well as the developers make out ?
And the huge retail unit in that development is still empty.
There is always at least a page of West 1 apartments for sale in the Telegraph every week.

Huh, and they plan to build another block behind that development!
Maybe Sheffield is getting close to critical mass on the number of people able to afford renting or buying one of these luxury apartments.

no way! Buying city living off plan is the easiest way to make money....ever. In fact if everyone in Sheffield buys off plan, we could become the richest city in the country.
Quick everyone, BUY OFF PLAN, NOW!

But you can only make money if you sell the apartment again, and judging by the Telegraph property pages it's not that easy.

erm, I was being sarcastic.
There are a lot more available than you see in the Telegraph too. The 'industry' wouldn't want to start a panic now, would they? Too many new developments to sell off-plan.

If this is true, that the developers are planning to call this new development the Hacienda in order to try to link it with the Manchester Hacienda, I think it's absolutely pathetic.
Perhaps they think the generation for whom the Hacienda means something will now have the loads of dosh needed to buy a luxury apartment, and will be enticed there by the associated glamour.
If so, it seems very cynical and sad to me.

I think a lot of poeple bought them assuming they would rent them out to cover the mortgage.
But there arn't that many people prepared to rent a flat for £1000 a month and now people are stuck with the mortgages.
My mate lives in a block at the bottom of West Street and there is no way that flat is worth £115,000, it's tiny. They also wanted to charge him £25,000 for a car parking space, the prices are just mad.

People took drugs there - shock, horror.

It was one of the first 'trendy' night clubs; and now that the club scene has blown up out of proportion the Hacienda has acquired a whole bunch of pretentious young fools singing its praises even though they never went!
I think the company that built the appartments in manchester is actually the same people that ran the hacienda club. So now it's just become the company name.
richynomates 11-11-2004, 15:26 It seems like these appartment blocks are usually named after what was there before, eg, Morton's on West Street (after the cutlery works), Royal Plaza on West Street (after the hospital) and Weetwood Gardens at Ecclesall Road South (after Weetwood House), so why can't the proposed Hacienda be named after the original building? Unless of course, it is something like Castle Market or Claywood Flats...
do we know where this Sheffield Hacienda is going to be?

Near the City Hall by any chance ?

A bit off-thread, but here is a summary of what the Hacienda was all about.
A club opened by New Order in their prime doesn't really need 'pretentious young fools' singing its praises.........

There's an application in to build an 8 storey tower on Rockingham St/ Newcastle St. I think that's a car-park, but it's down as being owned by the Assay Office, so it's probably not that one...

Fair enough, that's just what I was told by a friend from manchester. So the company has nothing to do with the original club then? they've just stolen the name and design etc?

They bought the building off Factory records when the Hacienda closed down and turned it into flats. They didn't run the club. Can't really imagine Tony Wilson as a builder!
the fonz 11-11-2004, 16:08 The hacienda was where it all started, watch 24hour party people with steve coogan for the full story, bands like the happy mondays and joy division had a lot to do with it.
Does anyone actually know anyone who has lost money from buying off plan?. I appreciate that to make money from it you have to sell the flat on but does anyone have any stories about people who have had trouble selling on their flats?

Like I said earlier, the number of flats for sale in the Telegraph week after week indicates that they are not selling well.

I remember a similar question in early 2000:
'has anyone ever lost money on dot com shares?'

Name yes, design no. The building is shapped similar, but thats because they have to build within the same floor plan.
The building was built by Crosby Homes.
"The legendary Haçienda in the late 80s. A club which put Manchester at the centre of the musical universe.
Click on the front door and look around a luxury Haçienda apartment!
But in case you weren't awared, things have changed since your clubbing days.
If you're at the Haç today, chances are you're a well groomed professional with a few bob in the bank.
The Haçienda's transformation from Manchester superclub to super-expensive apartment block is complete.
After the Haçienda's demise in 1993 - when the party was ruined by drugs, raids, gangsters and guns - the building was demolished.
The exploitation of the most famous club in the world at the time began with the sale of everything from the bricks to the urinals.
And now on the site of the old Hacienda - and bearing the Hacienda name - now stand these luxury city centre apartments selling from between £170,000 to £430,000.
The developers Crosby Homes North West are cashing in on the club's name and the reputation. Yesterday's clubbers have grown up - they hope nostalgia will bring them back to Whitworth Street West.
But can the true spirit of the Haçienda really be found in a half a million pound duplex?"

the fonz 12-11-2004, 07:58 Fair enough Nick2 and sham71, but that is your opinion, i asked do you actually know anyone who has lost out, or had a problem selling on?
I have a feeling that property developers know slightly more about the market than you, it is their business to know, so surely its fair enough to assume aslong as they keep building there is a market.

That is shameless.
£700,000 for a 2 bedroom flat ?
Where do they get these prices from ?

All I was saying is that although no-one has lost out yet, doesn't mean it will always stay like that.
Landlords are selling at the moment, not buying (look at Jenkinsons auction this week - only 50% success rate). I know this because I was a landlord and sold up earlier this year.
As for property developers only building houses where there is a market, their mark-up is so high, they can afford to reduce their prices by 35% and still make a profit. If you buy at the top of the market, however, a fall in prices may be a bigger problem to you.
Sorry if i'm not telling you what you want to hear.
the fonz 12-11-2004, 11:13 Sham71,
I dont mind what you tell me, it doesnt effect me either way really. I was just asking for examples. On the forum people always seem to state things which are their own opinion as facts.
Thankyou for backing up your opinion with facts.
