Sorry if this sounds really thick!

I'm already a homeowner, and considering moving house. When I moved into my current place (new build) as a first time buyer, I didn't have to pay anything up front as it was all covered through the mortgage I got, and the solicitor etc took the costs out of that.

If I move house, what sort of costs would I have to pay up front? Stamp duty not applicable in the price range I'm looking at.

You'd think I'd know this already, having gone through it once before, but my memory (and my paper records) are rubbish!

- Estate agent fees upto 1.5% so £1500 on £100,000 house
- Solicitor about £800 for buying and selling including all disbursements
- Removal Costs - about £400 for a removals firm or £100 if DIY

That is £2700 but could be about £2000 to £3000 depending on house value and how good a deal you get on solicitor and estate agent. Depending on the new mortgage you may need up to 10% deposit for the new house.

I think that's everything we paid anyway! :)
