Just got an offer accepted on a house thats £137,000. Coates have given me a Conveyancing quote of £2176.38 is that normal!!!!!

That will include the stamp duty at £1370 so yes it's normal

Even with stamp duty it seems a little high. A fair charge for selling is £400 - 500 I would say. There will be a few charges on top of this so ask for a breakdown and if they are charging something like i have specified for their fee then it might be ok. I would always get 2 more quotes to compare.

dont you think you should have got the charges sorted out before you got the invoice not after you only have yourself to blame

for what it is worth if the fee includes stamp duty you have got a very good deal and really nothing to complain about

Just call them back and ask them to verify it - they are usually the most competitive and out of all the solicitors I have dealt with - the most approachable!

It's worth trying Irwin Mitchell. We sold and bought with them last year, and are doing so again. Very accountable, very efficient and according to the quotes I just got, very competitive. They still rate as the best solicitor our estate agent (who sold us a house last year and is now selling it again for us. Newquay. Long story) has ever dealt with.

One big tip though. When you instruct a solicitor to conveyance a purchase for you, give personal name and number of the estate agent you are buying through. Insist that first thing they do is call said agent, who will advise of any local issues if they are any good. I'm thinking of purchases out of the region here, but same principle should apply to any purchase. A house in Newquay for example, won't need a coal mining survey but will need one for tin mining. And it needs a mundic block survey, which is an obscure local structural issue an out-of-town solicitor might not know about. Anyway, happy landings!

Coates Solicitors are the best most friendly and efficient solicitors I've ever used. You can get a full broken down quote from their website so you won't get any suprise costs and no additional fees for a quick completion like some firms mentioned in the solicitors threads!!

I am just contracted to sort out their IT and all that I have said is true because I originally used them as my Solicitors before getting this short term contract as have all my family and friends
