Can anyone advise me on some prices I can expect to pay for building work.

1) Size is 32sq m2 can anyone advise on a double storey extension ? (does the sqm2 guide - approx£500 -£1,000 per sq m2 double as its two storey?)

2) also same size 32sqm2 but single storey with flat roof (that could be a terrace - would that need extra support and therefore cost ?)

how much less would it be if I ran the plumbing, wiring and plastering myself ?

3) conservatory 32sqm2

4) alternatively to this does anyone know how much 4 velux windows and a staircase into an attic ?

The land is the garden to the side of the house.

If it helps our two storey on the side and half way across the back cost £45k. Its on a 3 bedroom semi.

That includes the building and fitting of the bathroom.

hi

i am a builder and specialize in extensions, obviously i know and talk to other builders. firstly i dont know anyone who charges £500 per square meter of floorspace. the going rate is between £800-£1000 per square meter. but beware i know people who charge £800 but will hit you with any extras they can, basically they always end up having charged you £1000 per meter squre in the end.


You are correct on a two storey extension basically double the floor space to find the cost.

a conservatory would be considerably cheaper, but without a site visit couldnt really quote.

This is coming from a tradesman about another tradesman. Can`t get a better recomendation than that.

I have had a similar sized extension built, ive done the floor area calculation and deducted extras and it comes out at £870 m2, and its a good finnish, trying to save cash by by sourceing your own tradesmen can be a nightmare, friends have tried it and wished they hadnt, i asked a friend who is an architect if she could recommend a builder and im happy with the results, dont let anybody do work without seeing proof they have insurance,reputable builders wont mind at all,hope this helps G

no decent builder will give you a price without seeing detailed plans , it can just turn out to be a nightmare . The cheapest 2 storey we have done was 24k and the dearest was 48k yet their wasn't much difference in size , so there are lots of things to consider.
