I moved in to a flat fully managed by Reeds Rains on 11 Nov 2006. I absolutley hate it non of the maintenance work has been done it took them 8 weeks to fix a the hot water tap in the kitchen and to fix the toilet.
Anyway was wondering what would happen if I wanted to move out before the 6 months agreement was up would I just loose the deposit or would something else happen too.

You need to check your tenancy agreement to see what sort of notice period your have to give your landlord. You may have to give 2 months.
If you are still unsure about what it says then take the agreement down to the local Citizens Advice Bureau or advice centre.

During your fixed term almost certainly you will be responsible for the rent for the fixed term ... during the fixed term the only way you can leave is my agreeing a mutual surrender with your landlord (would suggest you get this in writing).
If you up and leave during the 6 month period then yes, they would probably keep your deposit because would argue its rent you owe and then possibly pursue a case against you for the remaining rent for the 6 month agreement.
Just be very careful ... you could be held liable for rent!

Yes be very careful as you are really liable to pay rent for the full 6 months.
However, your tenancy agreement should list the tenants obligations and also landlords obligations. The latter should include all that the landlord is required to do. Ultimately, if the property is unhabitable (though it doesnt appear as though it has got to that stage) a tenant is able to terminate the tenancy agreement.

I've been on the other foot i.e. the landlord who used an estate agent. The estate agent on numerous occassions failed to inform us immediately of any problems the tenants were experiencing and when they did they took up to 4 weeks to get quotes. We wanted to end the contract with the estate agent but had to wait until the tenants moved out. What does your contract say about repairs? Also have a look at http://www.sheffield.gov.uk/in-your-area/housing-services/private-sector-housing/private-landlords/private-tenants The council might be able to help you.

You'd do a lot worse than speaking to the Tenancy Relations team at the council. You can get through to them on 0114 - 2735450 from 13:00 - 16:00 on mondays, tuesdays and thursdays.
I spoke to a really nice guy - called Bill I think? - when we needed help re our landlord from hell (see www.sheffieldsworstlandlord.co.uk for more info!). And he gave us some brilliant advice as to our landlord's responsibilities, and where we stood legally. Couldn't have been more helpful, and put it in writing for us too.
