Yeah, this house im going to would be great if could convert loft!

Think its alot cheaper than a extension but prices have gone up alot with the house prices going up, the builders have got wise to it cos people are extending rather than moving

If you want it to be a useable room with proper stairs up to it, I'd say that around £18k is average. SOme of the builders on the forum will know better though.
I've just finished mine and it ended up costing a lot more than that due to, lets say, complications.

I think it really depends on the timescale that you would put up with the disruption from the work being done, and the amount of hard work you're prepared to put in yourself.

You'll get the job done much cheaper if you're prepared to have a couple of people who know what they're up to doing the job, along with labour supplied by yourselves- but that will take a lot longer than a larger company just coming along and completing the job in their own timescale (but of course the company who supplies half a dozen workmen and a load of machinery will cost a lot more).

I think £18k is a bit on the steep side but it's probably more than 10k
We had a kitchen extention and altered every room including knocking many walls down. We also had the loft converted and made a hallway and stairs from our old front bedroom. We have a big dorma window at one end and a sloping roof at the other. In total it cost us £25k

Yeah suppose I need to get quotes ect and work out how cheap I could get it for! 10K isnt too bad I suppose, u think its adds more than 10K to the value of the house??

Yeah there are new regulations about loft conversions now, they have to be done to a high standard of insulation. My friend has just had his done and it cost £25K and took most of last year with him doing lots of the inside finishing off work.

i want mine converting too, just had a quote for 17 grand. can any one recomend companys they've used as want to get more than 1 quote to compare prices but dont want to phone cowboys, once bitten twice shy and all that

loft conversions are all differently priced becouse 2 are hardly ever the same. i own a small building company that has had references on here if you would like me to give you a free no hassle quote get in touch.

Bear in mind a couple of things when thinking about a loft conversion:
You need a staircase to get up there and this will take up valuable floor space, sometimes even the whole of a 3rd bedroom/boxroom in a semi is lost. Spiral staircases use less room but are not liked by some Building Control depts as fire escapes.
Modern roofs are constructed with prefabricated trusses and are more difficult to adapt for loft conversions than old purlin and rafter roofs. You will see the zigzag style struts on these. Do not cut through these in any circumstances as they are holding the roof in tension and it will fall in on itself!
I work as a contractors surveyor and I must say that much of the time if the work involves replacing most of the roof and losing floor space on the 1st floor, moving house might work out more cost effective.
Many just board out & plasterboard the loft and put in a loftladder, using it as a playroom, not bothering with planning permission.

It's impossible to give a price without seeing the job , but if you can get a conversion done for less than 12k then I would be very surprised . And a bit of advice would be , if you get a quote of around 10k , don't hand over a penny until it's complete because I guarentee you'll end up paying more to get it finished . Give me a call , I have 2 lots of people that do this type of work or send me your number.
