Rumours abound. Somebody said its an extension to the P&R somebody else has it on good authority they are building 600 apartments there.

Anyone any ideas?

Yes, they are now extending it so they can have more car parking spaces since it gets filled up quite often. I believe the back bit which was all bushes will be flattended so it will allow another row of cars in.

They are sticking a load of topsoil on the land adjacent to the P&R, so do we reckon they are just landscaping that bit?

AAArrgh! Now who in their right mind is going to buy a flat next to the park and ride. or are the flats social housing?

And seeing as I have never seen a copy of focus through my letterbox for an absolute age! I didnt have a clue. And where is the planning notice, surely they have to post one near the site!

That would have been back in July when the notices were distributed to neighbours.

I'm confused. Why would they sanction the building of flats on that land. I thought we had a plethora of new builds in the area and didnt need anymore.

It's Campbell Homes, so it'll be private housing as far as I'm aware. They're calling it The Willows (http://campbellhomes.co.uk/thewillows.html).

I'm sure they'll be snapped up - the demand for new housing in northwest Sheffield is enormous, car park adjacent or not...

Ooooooh this makes me sooo angry! :rant: The menta scheme has been cut off at the knees regarding housing when it would actually have solved alot of problems. (road link and bridge to school - which based on the current fiasco with WW school would be invaluable to us)

Now planning consent is given to put 69 'apartments' on MW road which will further exacerbate congestion (no they wont all use the tram if that was the case they wouldnt be putting in carparking provision) and a further 38 on MW Hosp site!

I despair.:shakes:

And unfortunately I have enough on my plate without trawling through the Planning lists every week.

Look at the "Area Board Report" in the "Associated Documents" from the Planning Portal link given by 'Umeeksk'.

The crunch is that the site always was designated for housing and there is a central government guideline to avoid putting too few houses on such a site.
There is also guidance to intensify develpment close to public transport nodes.


But:
The approved application for 69 dwellings on 0.63 hectares is at a density of 109 dwellings per hectare.
This grossly exceeds the minimum that would satisfy PPG3 of 30 to 50 per hectare.

The author of this report states:

"It (PPG3) goes on to state that restrictive ceilings on the amount of housing that can be accommodated on a site, irrespective of its location should be avoided."

What PPG3 actually states is "unduly restrictive ceilings ......... should be avoided."

Restricting such a development to 50 or 60 dwellings per hectare would not have been unduly restrictive.

For what it's worth I think you're right - building housing on the UCAR site would help satisfy a demand for housing that would otherwise be met by increasing the density along the Middlewood Road and Loxley Road corridors. I don't feel that the scheme put forward by Menta was incompatible with light industrial use of the rest of the land in the area.

Claywheels Lane doesn't suffer from being behind the tram gate like Middlewood Road and Loxley Road do - it also has a functioning railway line running right past it, although no passenger station...

From a purely personal perspective, I like what Menta have proposed and don't really see the problem with the change of use.

Well having played chicken with the traffic on MW road this morning and seeing the tailbacks which dissappeared into the distance towards Outibridge I pity the car driver when further developments are finished. :|
