Hi,
I'm buying my first home. They seller says she carried out minning and environmental searches 4yrs ago.

THEREFORE, I've got the impression i don't need to.
My solicitor hasn't help me decide and has left it to me do decide if i want them.

Are they important...the house is on city road S2.

I would suggest speaking to your mortgage lender as they are the ones that will decide as to whether you need them or not.

You will need fresh searches carried out as a lot can change in 4 years. Not only will searches disclose any environmental problems with the site but also any new developments that could have a bearing on your house. Most lenders will require searches less than 6 months old in any case.

as others have said, you really do need to do the searches - about £200, but could warn you about anything about to happen to your area.
