I'm looking to start renting in the second week of September until the second week of June 2005.

I've started doing a bit of searching, but most places are available now. So don't think there is a lot of point.

I am hoping to sign for the flat in the last weekend of August, and for the contract to start in the second week of September. is this possible, or will they try and force us to pay immediately after signing?

Also how long does the process take to sign for a flat? Is it something that can be done in one day?

lastly we are students, what are we likley to need to show in order to get the flat?

References?
Gaurantor's name? Will the guarantor's have to be there at the signing of the contract?(my parents)
Will they need to show proof of earnings?

hi ross, as you probably know, we were in a similar position back in feb when we wanted to rent somewhere from june. we ended up waiting until end of may before we could really view anywhere as they were all 'available now'.

I'd suggest starting your search at the end of august and viewing as many properties as possible. You'll need to act fast after viewings, if you view one you want, be honest with the agent and go for it.
With crapper & Haigh they needed a months rent in advance to secure the property, this was paid the day we decided we wanted the property. Then we had to give our parents as guarantors (because we were students) and their wages had to be checked and their employers had to give references. if you are a student or unemployed, it's unlikely you won't need a gurantor if you go through an estate agent.

A couple of weeks later when we were ready to move, we met the agent at the house on moving-in day and gave them a bond and the agents fee. the house had been held for us until that date. The contracts were signed by us, and our parents faxed and posted over their documents.

it can seem daunting, and it was a lot of money up front, but it was worth it. if you are going to fork over money, make sure you really want the property, that the landlord is ok and the agents are efficient. Don't be afraid to ask for a second viewing and check out all local amenities, parking etc.
