I'm buying a house through Blundells at the moment. Early on they asked if I wanted a conveyancing quote and I said yes, so their guy rang me up and tried to pitch their service. He seemed quite knowledgeable, but I can clearly remember his response when I told him I wanted to shop around for quotes. He seemed genuinely surprised, which was bizarre as I'd already told him I hadn't had any other conveyancing quotes yet. :loopy:

I rang nine solicitors in total, and Blundells conveyancing was more expensive than almost all of them. The solicitor I went with in the end (Mundy Coutts-Wood) is about £300 cheaper than Blundells quoted me.

Blundells get a lot of stick and so id be careful about using their legal stuff, but on the other hand the biggest problem mates have with delays in housing sales is the solicitor.
If your using the estate agents solicitor they might have an interest in speeding the chain up.

And then I suppose they might not :)

I used them as they sold the pitch that the staff knew the solicitors so communication links would be good.
after 3 weeks i had a letter from solicitor asking me to ring blundells as they had not recieved sales particulars of the property i was buying, needless to say i was not pleased.

I got three quotes for conveyencing from Blundells, Reeds Rains and Haybrook. They all included different things - Blundells said filling out the Stamp duty land tax form was compulsory, even though I'm not paying over the threshold for stamp duty on the house. They would charge £40 + VAT for this.

Blundells and Haybrook would both charge for telegraphic transfers when funds are transfered between my bank or mortgage lender and the conveyancer.

Reeds Rains would charge £70 +VAT for dealing with my mortgage company. Haybrooks wouldn't deal with the mortgage company, so presumably i'd need another legal bod for that.

Anyway I decided to check out a solicitors instead of an estate agent's conveyancing section. The first one I went to has just four charges - legal costs, VAT, Land Registration and Disbursement (searches). The legal costs bit includes dealing with the mortgage people and filing out of all forms etc. It's also about £250 cheaper than the first 3. It's not no move no fee, but hey if I'm saving £250 that's got to be a risk worth taking.

I don't know if they will be any slower than using the same company as the vendor's agent, but I don't believe the crap they spout about 'sharing an office so it's easier'. They would still phone or email each other the same as if they're 100's of miles apart.

The most transparant coveyancing service I've come across is from Abode. They are a panel managment company but are one of the few that really do keep tabs on the service level their solicitors provide.

the lady at saxton mee who is dealing with the sale of our house says she wouldn't use any solicitor other than taylor and emmett, which is fine by us as we'd used them before and they were great. you can probably find cheaper, but i decided i'm happy to pay more just to be sure it works properly. as far as mortgages go, go to a mortgage broker - they are paid by commission on the mortgages they sell, you don't pay for them directly. it also means they'll sort out any balls ups that happens with the mortgage application. mortgage companies tend to like to arrange the surveys.

i figured i'd go direct to a solicitor for conveyancing, as it's their job. estate agents sell houses, mortgage brokers arrange mortgages.

i wouldn't trust my estate agent to get my conveyancing right.

I would definatley use blundells again! I strongly recommend them. They take the hassle out of everything. You just have to concentrate on your packing!
They sold my house in under a week! What more can i say?!!

Well, so far so good using this lot. Although I'm not really having any contact with Blundells Conveyancing. Any quieries I'm going direct to the solictor who helps me out without having to go through a middle person. The thing I liked about Blundells was that it was one fixed price gaurenteed, and that if the sale fell through I wouldn't have to pay any legal costs.

I had a call from these guys. Don't use them. find your own solicitor. They quoted me £200 more than the solicitor I already had.

I have not used Blundell’s; I have used Convex (http://www.convex.net) when selling my house and relocating. I was a bit doubtful at first at house the e-conveyancing process takes place. But what I had was a rather fast and stress-free conveyancing experience

My experience with Blundells wasn't that positive. They grossly overestimated the potential sale value of our house most probably to get the business but it meant we hardly got any viewings and lost valuable time. We then changed to a smaller estate agent and had to sell at a lower price than otherwise. But Blundells did return my fee. However, I am sure there would be plenty of others with good experiences. They are afterall one of the top estate agents in Sheffield.

But they don't have any such office! Blundells are Estate Agents and Surveyors, not solicitors!
