Anyone know what this area is like? Im talking about the area with the flats not the area with the houses. (although i realise that they are close together anyway!) thinking about getting a flat in this area. also whats parking like as we would have two cars and only one space is allocated?

I have a friend who lives in one of the flats. It's a great flat, and a pretty good location. I understand that their value has risen sharply since they built the West One apartment complex.

I think that your going to have to be realistic about getting two parking spaces. There are places to park close by, but I'd be concerned about security.

The parking spots in West One were going for about 8K (so I was told). Its not a good place to run a car, but if You work in the city you don't need to do much driving..

1st post here by the way, so hello everyone.

I've lived at Headford Mews for just over 9 years. I think it's a great little area, very convenient for, well, just about everything. West St is 5 mins walk away, Ecclesall Road is about 10 mins walk, it's bang on the tram route, you can't go wrong.

The flats are really nice too, as for the car park spaces each flat is allocated one space each. However, there's enough room for another car as you often get people parking there and leaving their car while they go to work (that bothers some people - not me, as I don't have a car!). It may be something to talk to your estate agent/landlord before you move.

It's also relatively quiet considering how close to West St we are. You get the odd noisy straggler coming from town but it's nothing disruptive (although I am getting increasingly sick of the noisy scooters that seem to zoom up and down every day...that may be for another thread though!).

Hello

I am planning to move to Headford Gardens area. The property is just after West ONE on Filtzwilliam Street. I went to see the property the other day. I saw a couple of black teenagers standing at the gate of the complex. They seem harmless but I heard that Headford Mews and Headford Street areas are insecure.

Considering that West One is there and possibly a new pub/club will be opened there facing the entrance of the complex, I don't think it will be a major problem.

Has any one got any experiences or news about the security of this area?

Well I'm biased.

I was probably the first tennat in the Headford Mews development back in 1995.

I lived at a flat in the first block on the right (as you enter the Mews) until October 2002 when I had (sob) to move away due to work.

After two years living in Oxford and hating almost every minute I am now moving back to Sheffield.

In fact I've just agreed to take on the tenancy of a flat in the same block - one floor directly above my old flat.

Granted I wanted one of the two bedroom flats not the one bedroom but I'm waiting for a 2 roomer to become available.

I LOVED Headford Mews when I lived there before. I worked at a law office at Fountain Precinct in city centre and it was 10 mins walk away. Now I'm working in Leeds.....but I'm damned if I'll move there to live.

In over 7 years I had all of one bad experiance there - when a little sod from the estate opposite smashed a window with a catapult. Other than than it was great.

The one bed flats are a good size. Not huge but Ok, and most have a small balcony with French window access. Plenty of parking - apart from those who have decided to use the car park instead of paying when doing their shopping. The landlords DON'T enforce the residents parking rule.

The shop fitting plant nearby is quite noisy. But its a few mins drive to Eccleshall road shops, 10 mins walk to city centre, 20 mins to the station.

I've lived in London, Leeds, York, Oxford and...others. And I've lived on Oak Park and Tapton Road in Sheffield. Hedaford Mews wins hands down.

I can only speak for myself, but I've lived at Headford Mews for over 9 years now and have never had any trouble at all. You see gangs of young lads (both black and white, not that race has anything to do with it) hanging around but I've never seen them cause any trouble. They get a bit noisy at times, but show me kids who don't.

Other people's experiences may be different but I've been fine since 1995 when I moved here. I've read the posts on here about gangs of Somalis terrorising the neighbourhood but personally I've never witnessed anything like that here.

Welcome back to Headford Mews Tony! I'm one of the original residents as well, and probably lived opposite you when you were here!

Forgot to mention about RD Shopfitting, which as Tony says, can get a bit noisy now and again, and their burglar alarm has a tendency to go off in the middle of the night which gets a bit irritating!

I viewed a property up at Sharrow View on Friday morning. Nice and leafy. Quiet.

Then viewed at Headford Mews. As if I needed to! Was exactly like coming home.

Yeah we had a problem with a Somalian family on the ground floor. They left about 6 months before I did. I understand that they nicked all the furniture and carpets and were also running a "safe house" for illeagal immigrants.

That said I never saw them.....

I know West One is more modern with a hi tech chrome and steel feel to it. Personally I think Headford Mews is great.

OK the phone box on the main access road tends to get smashed up by the locals... And yes you do see kids hanging around. But my morning work to walk was through the oposite estate then over Devonshire Green and down Division Street to Balm Green.

Great pubs locally including Frog & Parrot. Good chippy on Division Street. Forum Bar, Bar Coast etc. And if you go via Egerton Street then onto Fitzwilliam its only a short way to the Moor.

There may have been some changes in the 18 months I've been away. But consider this. I'm a 7 year qualified associate solicitor with a reasonably good professional rep and used to work for one of - if not the - largest law firms in Britain. I'm now at a specilaist insurance practice in Leeds. Despite havinbg worked in Oxford (for Tim Henman's dad's firm) I've been itching to get back to Sheffield and more specifically to Headford Mews.

Murph. Remember a relatively scruffy Black VW Polo saloon that was always in the main carpark area? That was me!! Present car is an equally scruffy Rover 200. Look out for an overweight (I'm on a diet....honest) gut in a business suit and trench coat heading out at an ungodly hour each morning for work.

If anyone is interested, security is fine. There is buzzer controlled entry (not fancy video like at W1) and in any event - speaking as a long tem paranoic - its easy to fit extra security in the form of sensors on the french doors and main door.

Location? From the top of Devonshire Green facing West 1, turn left along Fitzwilliam, past the top of Wellington street, Right down Egerton and then right onto Headford. Second left into the mews.

Or simply punch S3 7XL into multimap...

The black VW polo does ring a bell Tony! Were you living there when Debbie Mac, former Hallam FM DJ lived in your block? Think she moved a few years ago when she got a job at Capital FM. Was nice to have a celebrity in the vicinity!

I work on Moorfoot now so I don't see ungodly hours anymore. If I'm at work for 9am I don't get up till 8.30am! However, I used to work in Bradford so know what you're going through!

It's a mixture I think. I own mine, but I know some people who used to own sold theirs to a letting agency. There are probably more people renting now then owning. I don't know which housing assoc deals with it though.

The landlords/agents that I deal with are FPD Savills. I think RBS purchased them. They took over from the original builder, Gleesons.

My local contact is through Total Lettings.

Has the Mews gone broadband yet. BT website suggests its on the edge the local exchanges broadband coverage but withou having a phone number to test yet its not clear.

Depends who you want your broadband connection with to be honest Tony. I'm on Telewest and have had broadband for nearly 3 years. I've had absolutely no problems so it may be worth contacting them about it.

Noo!!! It's fine!! Have a look at my posts in this thread above. I'll repeat again, I've lived here for 9 years and had NO trouble whatsoever. It's in a perfect position, the flats are nice, I can't see how it's gone downhill. The kids on the neighbouring estates are a bit noisy now and again, that's all. If you choose to live in the city centre then you've got to expect a bit of noise in my opinion.

Of course, if anyone wants to give any examples of how awful it is to live round here, then be my guest...

headford mews is an interesting place. Site worth millions of pounds now, in a prime location, with social housing.....

its a bit of a mix, it was an experiment really, a mix of arab, somali, english, etc in one place.

its a nice estate ( i always say its not the houses its the people, houses can be fixed, most people can't ).

I dont think there is a major problem in that area, its a bit overpriced for a flat at the moment (some of them are not in a great state of repair) and if you are female at night, I wouldnt advise walking there alone.

Other than that, enjoy :)

I live on Headford Gardens (just moved in recently). I think the prices aren't too bad for rental given the prime location. If you were to move 5 mins up the road to West One /Royal Plaza you would not get the space that you get on Headford plus the noise would be greater from all the shops. You would be talking another couple of hundred a month and the parking is very sparse.

To be honest, where are you going to get a "perfect" location in a city centre? There are pros and cons for everything.

Couldn't have put it much better myself. Agree that some of the flats are overpriced - a neighbour of mine recently sold his 2 bedroom flat for over £100k! West One has pushed the prices up - not that I'm complaining of course :-)

Do you know the sad thing, I know 3 families up in the Headford area, all of differing nationalities and all blame each other for the area being as it is. To be honest though, I can't see why the somalian parents can't keep their bunch off the damn roads playing football without a care in the world when there are cars coming. I would have thought thats why they had some of the open green spaces and a park, but no.

Now, I'm not saying the problem is limited only to the somali youth, but I tell ya something they need some major lessons in manners because their attitude stinks to high heaven.

Rent cheap? That's a new one on me! I own my place, but from what I've heard the rent round here is appallingly high.

The rent isn't cheap by any means! It's not as expensive as the brand new developments admittedly but areas like S2 (Manor) are much cheaper and I didn't particularly want to live that end of town.

RCALLAD - The area is not that bad. You can't really judge an area until you have lived there.

First of all racallad, you can't judge the whole area by just one flat that you saw. The development is over 10 years old now, and some of the flats have been let for a lot of this time, and probably aren't looking their best, but that doesn't mean they are all bad! A 2 bedroom flat in the area might be going for over £100k, but in West One it's more like £140k. West One (or any of the other recent developments for that matter) is all new and smart now, but you pay for it when buying or renting.
I have been considering letting my spare room, and have found rooms/flats going for quite reasonable prices, for the location the rent seems ok to me (considering flats in Broomhill for example go for about the same price).
The managing agents are ok, and the ground rent & service charge is much, much less than West One.
Although I have quite recently bought a flat in the Headford area, I wouldn't walk home through the area alone at night, but as a woman I wouldn't walk through ANY area of Sheffield (or any other city) alone at night!
I think the flats are in a great position - lovely views, much quieter than West One, close to Sainsburys, Safeway, and Tesco Metro and Budgens on West Street, close to the University and City Centre.
Also, I agree with Nicole M - if you chose to live in city centre for all the benefits, you have to accept the problems (like a bit of noise on saturday nights).

Beckyaa - that was a point I was gong to mention about walking through that area alone, I wouldn't walk through the city alone at night anyway - there's too many weirdo's!

I could think of far worse areas to live but let's not get in to that debate on this thread!!!!! :)

The problem I have noted with the headford flats (having seen many of them inside on surveys etc) is that there is one decent sized bedroom, but the second is not equally the same. Its generally quite a bit smaller, basically a single bed and chest of draws size. I dont think thats the case in what seem to be the larger 'corner' built flats, but the ones along the side of Springfield school are two bed in name only.

I know what you mean about the size of the second bedroom but if there are only two of you (and the two of you being a couple!) it's not so bad. The room is more than adequate for a drunken mate to pass out in on a Saturday night! The rest of the flat is a good size, especially the living room. I don't know if the layout is the same in all of the flats as I haven't looked at that many.

Ideally another wardrobe would be good for all of my clobber but hey, we can't have it all!

My second bedroom is used as an office/guest room now. My former flatmate used it as a bedroom though for years - I have no idea how, it would have driven me mad!

As NicoleM says, it's fine for guests to stay in overnight though. It's perfect for an office/study as well.

yep, I think the second bedrooms are quite small, even in corner flats. Also bit of a lack of any built in storage space. But with a really big living room, small bedroom is not such an issue. And again, you get what you pay for. I like the idea of the walk in wardrobe though - think how many pairs of shoes I could fit in there!!

i m now living on the ground floor for 3 months and everythings is fine...rarely heard some noises from outside...but 99% u wont..tho a baby live above me is always running and making sounds lol

This seems to be the latest post on the subject of the area.

I'd be interested to know if vinceyeung - or anyone else - has something to say about the Headford/ Broom Green estates for 2011.
