I'm thinking of moving into an apartment in Royal Plaza, just wanting to get some opinionson the noise, etc. The apartment I have in mind is facing outwards onto westfiled terrace, next to nando's.
Anyone got any good/bad comments about Royal Plaza or what other places would you recommend?
mr craig 12-07-2004, 20:02 I would look at moving to west One more than Royal Plaza if i was you. Unless your moving onto the 5th or 6 th floor then i'd imagine street noise would become a pretty big issue,especially at the weekends.
West One i a much better development imho.

I wouldnt buy one, but if your renting i suppose its okay.
I've looked at west one and royal plaza. west one seems more flash and trendy, but for 160k they are like pigeon huts. Royal plaza seems to alot more space for your money? Am i right on this or have i just looked at particulary small example? I feel any s1 postcode is over priced at the moment though.

I've been thinking about this, its seems a trend at the moment but can't help but feel the same. However a lot more developments are due, more and more people are single, wanting to live closer to work.

It will all go to the wall. The price for a 2 bed in Royal Plaza is around £186k, thats 1st floor aswell - only problem is, its been on the market a month.

The thing is I'm 24, currently live in a 3 bed detached but want a life style change. I spend a lot of time on west street etc, why not live there?!?
mr craig 12-07-2004, 23:48 I live at Royal Plaza and do on the whole enjoy living here. There are few idiots here who think its a good idea to set off fireworks from there balcony,but those kinda things are very few and far between. There an active internet forum for the building and that useful for getting stuff sorted and its already been pointed out that the balconys tend to be a bit bigger (well mine are,both of them ;) )
The reason i suggested West One is that on the whole it tends to be quieter and the apartment feel better put together.
Westfield Terrace side is quieter than the Eldon Street side,tho i still wouldn't want to be living on the first 3 floors.

Alot of people spend time at work everyday, but don't like hanging about much after 5pm!
It depends, I hink living in the city centre has a funny feel to it, almost like your working day never seems to end.
Still...if you selling the 3bed detached let me know! :P
I have just put an offer in to rent in west one. I think its really good for young people, ive just graduated but still wana have a bit of the student life even now im working. Also just wanted to ask if anyone knows whether u can have telewest or is it just BT phone line in west one.

Does anyone know if the bins outside Nandos cause a lot of noise?!?!
West One are indeed BT only.
I'm in Peak block, looking over Utopia and down towards Revolution and bottle noise is minimal. If you've got the windows closed you can just hear it.
The one thing that IS noisy is a street sweeper that goes through The Egg in the early hours and echos all the way up the building.

mr craig, is your apartment facing outwards? The one I mentioned near nandos just concerns me a little, i expect noise and don't mind that but dont want the bin men outside the window at 5am making loads of noise with it being only a few floors up?!?!?
mr craig 13-07-2004, 22:54 My apartment faces out on to West St,i can hear some noise off the street but not a great deal. I dont think the bins will cause you to much of a problem. when Nandos first opened they were causing a bit of a problem but all that is sorted now.
what floor is the flat on??
second, but its quite high as its the second directly above nandos and therefore seems higher that the second across from miss migs if you know what i mean. its really big inside, 940ish sq feet. the others seemed big and they were about 770sq feet. only downside its a small balcony - you can;t have it all ways i suppose!!! Not unless you have 250k!
another thing mr craig, what about the weststreetplaza website, i can't get on to see what been posted cause i don't live there?!?! do you know anyway i can just look at what been posted if nothing else??? cheers

sounds like a plan! just thought they might check and see i'm not a resident? Have you noticed anything re rubbish collection etc on the website? what the approx maintenane charge, also have you got a parking spot, does this add the the maintenance?
mr craig 14-07-2004, 11:22 It just asks you to put in your flat number when you register,they dont come round knocking on your door or anything like that. If you have a look on the forum i'm sure it will answer most of your questions.
As for the carparking i *think* you have to pay about £80~ a year,something like that tho i'm really not sure about it.
edit:- building maintinace is around a grand a year i think.
Not quite! That forum is restricted to residents and to one registration per flat. If the flat is sold or new tenants move in they can then re-register.

What size is it?
I'm looking for a 2 bed, furnished if poss, £600pcm is my budget.
Looking at royal plaza as well but can't seem to find anything.

pascalelager 09-08-2004, 20:15 rossyl, i think your being optimistic about getting a two bed flat furnished for £600 a month in west one or royal plaza, probably £600 will get you a one bed furnished or 2 bed unfurnished - anyone please say if im talking rot...because then ill know im being swindled....

The bedroom is 10' square, put a double bed in there and a wardrobe and you won't be able to get in yourself.
My bathroom is bigger than that.

Is there a real difference between a flat and an apartment - willing to be corrected.

My favourite estate agent speak is calling terraced houses "Victorian Villas" or "Town houses".
