Hi
We are putting our house up for sale probably at the end of the year and would like estimated costs on buying and selling and the process.
We will be selling our house for 90k and buying one for 140k, I know the stamp duty is 1% but just want to know how much solicitors cost, estate agents and anything else we will have to pay out.
Also if anyone could recommend a good no fee mortgage broker that would be helpful.

Hi, contact an independent mortage broker and ask if he/she will do it for commission only (we get a fee from the lender minimum £150 up to 1% of borrowings depending upon the type of mortage involved) and ask about using an online conveyencer such as e-conveyencer as they source the cheapest and also pay the mortgage broker £90 for each client that uses the system. it's a good system and they are pretty efficient too.
Buy and sell wil be in the region of £700 but you could also enquire about a free legals mortgage if any suit you. rates may be a tad higher but at least you are not having to find all the money up front.
Estate agents will generally charge between 1% and 2% of the sale price of your house, on no sale no fee arrangement.

If you live in a popular area, there's nothing to stop you sticking a home made for sale sign up outside your house and trying to flog it yourself. What have you got to lose? If you use an estate agent I would guess it'd cost you about £1500 if you sell and it may cost you even if you dont (depending on who you use).
If you do use an agent, dont be afraid to have a few out. Get a REALISTIC valuation of your house and make sure you haggle over fees. At 90k I would suggest anything over 1.5% would be too much. Some agents will charge extra for advertising in the property guide, internet, brochures etc, and they'll probably be charging you over 200% of the actual cost!!! Get an all inclusive no sale no fee deal and make sure the agent will be proactively selling your house rather than sitting back and waiting for the phone to ring. Even try mystery shopping different agents.
Shop around for the right house and make sure you get it right. Go with your gut and when you make an offer dont worry too much about the price if you really like it. As you 'shop' around you'll find out if the price is right. Most estate agents will tell you offers on houses (Blundells, Haybrooks, Saxton Mee).
Try and get an offer on yours before you make an offer on one, as you'll be in a much better position, but if you cant resist offering on a house, dont be mislead by the agent telling you that you have to put your house on the market with them - its a lie. They are legally bound to put an offer forward to the Vendors of a house as soon as possible and in writing within 24 hours!! Just make sure you've viewed it.
As far as finance goes I would suggest that you go for an independant broker and make sure they're totally independant - ask them! They'll search the whole market, less the 2 or 3 banks that dont use brokers. They are duty bound to get you a deal that is suitable and in your best interests.
If you run a Google search for both estate agents and mortgages, you should get the top ones in Sheffield. My tip would be not to use a mortgage broker in an agents office, as they're going to be biased.

I'd second the suggestions of attempting to privately sell...
Usually estate agents fees are anything between 1-2% of selling price.
I'd recommend Pauline Coates solicitors at Mosbrough high street who is very efficient.
Finally, in terms of mortgages, have a good look yourself. The internet (particularly money supermarket) is full of mortgage calculators, estimated costs, mortgage offers. If you can take the time to sit down and look through things yourselves you'd be surprised at how easy it is to compare all the different deals out there...I am not a mortgage advisor, but could talk you through the calculations easily so you can do your own comparisons/costs etc. This could save you a lot in fees and also open up the market...
