I think my landlord has sold my house. we have been told by a neighbour that it sold for £108k at auction but our landlord hasnt said anything to us. does anyone know what rights we have? can we move out if we want and can the new landlord chuck us out?

Hi, perhaps he has sold it as an investment property, so you now rent from the new landlord.

It is most likely that your landlord has assigned his rights under your lease (i.e. to receive your rent, along with all the other covenants) to the new landlord so if this has happened moving out will constitute a breach of the lease/contract on your part against the new landlord.
Everything should continue as normal, you just pay rent to someone else. Check he has your deposits from the "old" landlord though.
Depending on how long your lease is for you may have what is called an "overriding interest" in the property whereby anyone who purchases it will take subject to your right to occupy the property/land. This is the case with lease which are under 7 years in duration and possession takes effect immediately, e.g not a traditional student let where you sign say in Jan and take possession in July.

seems unlikely to me - the buyer would ordinarily have had the property surveyed. They couldn't have done this without your knowledge..

they want to survey it now-we had someone come round to do a valuation, I didnt think you were able to do a survey for a house sold at auction until you had bought it?
Im not sure I want to rent from a random landlord thats the problem I guess cos you never know whether they will actually fix things etc. Surely you have the right to rent from the person you signed the contract for if that changes then you should be able to change your mind too-our next contract that we have already signed does not start until 1st July.

You have signed for the house, not the landlord, so the contract should just pass on to the new landlord.
You can do a survey for a house before it is sold at auction but I believe the landlord has to give sufficient notice - 24 hours I think.
The new landlord is under the same obligation as the old one for keeping up repairs. You never know, he may be as good or better than the old one.
