im a first time buyer and need advice with solicators and conveyors. Are they the same thing or do i have 2 separate advicers?

How much is local search, land charges search, land registry?

If your buying a property it is the conveyancing service that you require and although I coudn't really give a breakdown of the costs you are listing I would say that a good quote for the total price of the process should be no more than about £800. Bear in mind that if you buy at over £125,000 you will also incur stamp duty costs ( a kind of property tax ) which equates to 1% of the purchase price of the property.
